Block-book your July check-outs with me now. Happy to coordinate the dates. , check-out scheduling, re-let marketing, remedial work decisions, the conversation about whether the tenancy is ending at all.

A current property visit inside that window doesn't settle disputes. What it does is make every conversation start from a shared picture instead of two competing memories.
The check-outs that go cleanly almost always had a recent visit on file. The check-outs that turn into disputes almost always didn't.

Block-book your July check-outs with me now. Happy to co-ordinate the dates.

A guide to knowing if what you’re paying for is worth it.

- Are they ARLA Propertymark or AIIC accredited?
- How long after the visit does the report land?
- What does their report look like when something is wrong, not just when everything's fine?
- How are photographs stored, and how are they linked to specific items in the report?
- How does the tenant review and sign the report? Is it a proper, legally recognised sign-off?
- What happens when a tenant disputes something on the report?

Weaker providers tend to fall apart on questions 3, 5, and 6. Worth knowing before a deposit dispute, rather than during one.

Letting agents reviewing their inventory supplier, message us. We'll answer all six honestly.

Not every check-out is clear-cut.

The deposit schemes have published guidance, but there's always grey areas, and the answer changes depending on tenancy length, what was in the inventory at check-in, and what the contract said about decoration.

This is exactly why a thorough check-in matters. Without one, every one of these becomes an argument.

Letting agents — what would you rule on each? Drop a comment with your numbers (1–6 + verdict).

mydeposits, the TDS, and the DPS all say the same thing in dispute decisions.

An inventory produced by the landlord, without independent verification, carries less weight than one produced by an independent clerk.

Doesn't mean a landlord-produced one is useless. It just means that when you're in a dispute, the adjudicator is going to read your document and the tenant's counter-claim and weight them roughly the same. Which is rarely what landlords expect.

An independent, ARLA Propertymark or AIIC-accredited inventory carries the weight you want it to. That's why they exist.

If you're managing your own lets and producing your own inventories, worth a 10-minute chat about what you'd want a professional one to cover.

When you have to tuck your trousers into your socks because you can hear rats scuttling around 🐀

It's easy to forget that behind every property there's a person, and sometimes life gets on top of people in ways nobody outside the front door sees. By the time things look like this, somebody's needed a hand for a long while.

Regular visits aren't about checking up on tenants. They're often the first time anyone notices someone's struggling, and the earlier that happens, the better it tends to go for everyone.

When was the last time you had your property inspected?

07/05/2026

"I'm sure the carpet was lighter than that"
"There was definitely a kettle"
"The walls were... white-ish?"
"I have a couple of photos on my phone somewhere"
"Surely they can't claim the deposit back, can they?"

Yes. Yes they can. And they probably will.

Local landlords — message me before your next tenancy starts, not after the deposit dispute.

Until last week, a landlord could end an assured shorthold tenancy without giving a reason. Section 21 made that possible. From 1 May, it's gone.
Every eviction now has to use Section 8, which means proving a specific ground in court.
- Rent arrears
- damage,
- anti-social behaviour,
- breach of contract.

All of those rely on evidence the landlord can produce.

The inventory and the visit reports across the tenancy are most of that evidence.

Photographs at check-in.
Routine visit reports showing how the property changed.
A check-out comparing back to the start.

If you're a landlord with tenancies where any of those three documents is thin, missing, or was produced by you instead of an independent clerk, this is the month to fix it. Not the month after a dispute starts.

Local landlords, message me, and I'll tell you honestly whether what you've got would stand up.

May is shaping up to be an important month for the lettings sector.

With new tenancy information requirements approaching and the Renters’ Rights reforms getting closer, many agencies are reviewing how their tenancy processes actually work in practice.

Three areas worth checking now:
1. Tenancy documentation
Are your tenancy packs and tenant information up to date?
2. Property oversight during occupation
How regularly are properties being visited and recorded?
3. Property condition records

If a question arose about the condition of a property during a tenancy, would the records be clear enough?

For many agencies, this period is less about reacting to new rules and more about making sure the operational basics are solid before the busy summer months begin.
