First-time buyers

Own a smaller Coventry home, or a starter buy-to-let you've thought about selling? Read this.

The typical first-time buyer in Coventry is now paying around £203,000 — and terraced houses have had the strongest year of any property type in the city.

Translation: there are real buyers, with real mortgages, actively looking for exactly the kind of property you might be sitting on.

The demand isn't the problem.

The only thing standing between a starter home and a sold sign is pricing it to meet the buyers who are already out there.

CV6 spotlight

Quiet story on our own doorstep. CV6 — Radford, Foleshill, Holbrooks — is the most affordable corner of Coventry, with the average home around £195,000, and buyers are moving on it faster than they were.

It's also where we're based, on Holbrook Lane, so this isn't a patch we read about in a report — it's the streets we work every day.

Affordable, well-connected, and picking up pace.

If you own here and you've ever wondered what it's genuinely worth in today's market, ask the people who actually work these roads, not a call centre in another city.

Landlord's market / letting speed

Good news if you're a Coventry landlord: this is a landlord's market right now. Demand is strong and the average property is letting in around 65 days. But — and it's an important but — a landlord's market doesn't mean you can name any figure you like.

Since May, the legal ceiling on a rent rise is what similar homes actually let for, and a tenant can now challenge anything above that at tribunal. Strong demand and the correct process together are how you get the best rent and keep it.

Push your luck on the figure and you can lose the lot. That balance is exactly what we manage.

Coventry rents

If you let a property in Coventry, here's something worth knowing.

The average rent has gone up by roughly £23 a month over the past year — around £275 a year. Steady. But the wider West Midlands has risen almost twice as fast. So Coventry rents are climbing, just not racing.

For landlords that matters, because setting your rent on a guess — too high and you scare good tenants off, too low and you leave money on the table every single month — is now a bigger deal than ever, with increases locked to a strict once-a-year process.

Getting that number right is our job.

The pricing truth

Here's a number that should stop every Coventry seller in their tracks: across the country this year, nearly 3 in 4 homes sold without ever dropping their asking price.

Think about that.

In a market with more choice than buyers have had in over a decade, the homes that sell are simply the ones priced right on day one. The rest sit there getting stale, then drop anyway — usually to less than they'd have got if they'd been honest from the start.

We'll give you the number that sells, not the one that flatters. One of those gets you moved.

Coventry outperforming

Every property headline this summer says the same thing: slowdown, caution, buyers disappearing.

Coventry didn't get the memo.

The average home here is worth about £8,000 more than it was a year ago — while most of the West Midlands has barely moved. Let's be honest: it's not a boom, and anyone telling you your house is worth wildly more than last year is after your instruction, not your interests.

But a steady market quietly outperforming its region? That's Coventry right now.

Want the real number for your place — not the flattering one? You know where we are.

A quick round-up of where Coventry's property market actually stands: house prices broadly flat at around £218k, rents up modestly, more homes on the market than in years, and well-priced properties still moving while overpriced ones sit. For sellers, pricing right matters more than ever. For landlords, compliance and the right rent are everything. And whatever the headlines say, Coventry remains a resilient, sought-after place to own property. We'll keep you posted as it moves. Call or WhatsApp 02476 016545.

New to being a Coventry landlord?

Inherited a property, or thinking of letting near the universities?

The rules that apply to you are exactly the same as the landlord with twenty doors — and "I didn't realise" is not a defence when a certificate's missing or a notice is wrong.

One conversation now saves an expensive mistake later.

Whether you're letting one property or building a portfolio, we'll make sure you start on the right side of the law.

Big changes are coming to how homes are bought and sold in England.

The government plans to require sellers to prepare information up front — "sales packs" with searches, condition and leasehold details — and to bring in binding contracts earlier to curb gazumping.

It's not law yet; it's plans and consultations, rolled out in phases. But the direction is clear, and it rewards sellers who are organised and properly advised.

Getting the information right up front is already how we work.

Got a plot you've never done anything with? A big garden? A tired property that's more valuable than it looks?

The biggest mistake landowners make is selling as-is, blind, for a fraction of what the land could be worth with the right advice and the right permissions.

Tutis now handles land and new homes across Coventry — and the first conversation costs you nothing but might change what you thought your land was worth.

Don't sell it short.
