🚨 Renters’ Rights Act 🚨

Reports suggest the official Information Sheet was downloaded only around 153,000 times in the first 4 weeks.

England has around 2.3 million landlords.

Even if we QUADRUPLE that figure for agents sharing copies etc, that’s still only around 28% awareness/compliance.

Thats a lot of potential fines, possession failures and unnecessary heartache

I'm seeing this question come up in other groups, and wanted to be transparent:

✅ At Red Brick, we do NOT charge landlords to issue renters rights documentation. It's part of the service.

If your current agent is billing separately for this, it may be worth a conversation — or a second opinion. Legally required paperwork protects everyone, and there's no reason it should come with a hidden fee.

🚨 What a turnout last night 🚨

A huge thank you to everyone who came down to our Renters’ Rights Act 2025 session at Khushi Grill — the room was full and the conversations were even better.

It’s clear one thing…
Most landlords still don’t fully realise what’s coming — but those in the room last night are now ahead of the curve.

Would your property pass every check?

⚠️ Reality check for landlords
If a tenant goes to the council (especially after a dispute or notice), expect:

✔ Full compliance checks
✔ Paperwork scrutiny
✔ Property inspections

Councils now have MORE power than ever
Since last December, enforcement has stepped up massively:
• They can enter properties without prior notice
• They can access your financial info via banks & accountants
• They can run deeper, more aggressive investigations

🚨 Landlords – Important Renters’ Rights Bill Warning 🚨

Under the Renters’ Rights Bill, there is a serious financial penalty if you get this wrong 👇

If you regain possession using the “selling” or “moving back in” grounds (s16J(2)) and then re-let or re-market the property within the 12-month no-let period, you could face a fine of up to £25,000.

📌 This applies even if:
• You change agent
• You re-advertise “just to test the market”
• You let to a different type of tenant
• You say your circumstances changed

Local authorities will check portals, adverts and Land Registry activity.

⚠️ Using these grounds without genuine intent is now treated as misuse of possession grounds.

If you’re unsure:
✔️ Get advice before serving notice
✔️ Keep clear evidence of intent to sell or occupy
✔️ Understand the restrictions after possession

This Bill changes the risk profile for landlords — ignorance will be expensive.
