❓ How much deposit do buyers usually need?

For many buyers, saving for a deposit is one of the biggest steps towards purchasing a home.

In the UK, many mortgage lenders require at least a 5–10% deposit, although larger deposits can sometimes provide access to better mortgage rates. The amount needed will depend on the property price, lender criteria, and individual circumstances.

It’s also important for buyers to budget for additional costs such as legal fees, surveys, moving expenses, and stamp duty where applicable.

Planning ahead and understanding the full costs involved can help make the buying journey feel far more manageable.

Despite global uncertainty and higher mortgage rates, the UK mortgage market is continuing to show resilience.

Mortgage approvals - often seen as a key indicator of future demand - reached 63,531 in March, up 1.3% from February and the highest total since November 2025.

Approvals are now sitting just 0.8% below this time last year, highlighting steady underlying demand in the market. Buyer enquiries remain fairly cautious overall, down just 2% year-on-year, while 42% of property professionals say buyer confidence feels broadly unchanged compared to three months ago.

❓How long does the selling process take?

One of the most common questions sellers ask is how long it takes to sell a property.

While every sale is different, many transactions take several months from accepting an offer to completion. Timelines can vary depending on factors such as buyer finances, surveys, conveyancing, property chains, and how quickly paperwork is completed.

Although some delays are outside anyone’s control, realistic pricing, good communication, and having documents prepared early can all help keep the process moving as smoothly as possible.

Selling a home can feel overwhelming at times, but having the right support throughout the process makes a big difference.
