Question: What's the difference between a Conveyancer and a Solicitor?

Answer: The breadth of study. A Solicitor studies all 10 main areas of English and Welsh law, and a Conveyancer studies 4 of them (including Land Law, Contract Law, Accounts and Conveyancing itself). The depth of study is the same. You may find a Solicitor who carries out but you may find a more specialist service from a Conveyancer because that's all we know.

What's the current housing market like?

Answer:
Anyone with their wits about them will be holding their breath in anticipation of Rachel Reeves' hotly anticipated (or dreaded) Autumn Budget, which will be announced on 26 November 2025. With it will no doubt come some changes to tax and reliefs, and they will affect you depending on your specific position. As usual, plenty of speculative posts will circulate and terrify the public in readiness. The truth is, they mean nothing - so try to wait for the announced Budget before making future plans!

Answer: Overall timescales vary, because for each type there might be a chain of people trying to buy and sell, or there could be a wait for the mortgage offer to come through. Our way of working is very proactive and approachable, which brings timescales right down from the national average of 16-20 weeks to 'as quickly as we can because we don't want you to stress'.
