SDLT concession announcement

The current stamp duty land tax holiday (SDLT) is to be extended until June followed by a new tapered rate coming into force from July to September. We are pleased to see the chancellor has responded to our call to take action to attempt to address the cliff-edge end to the stamp duty holiday. The announcement to extend the current SDLT holiday until the end of June, with a tapering of the holiday after that until the end of September, reflects one of the options we had put to the Treasury ahead of the Budget.

The temporary increase in the nil rate band for residential purchases in England and Northern Ireland has been extended:
• The £500,000 nil rate band will be in place until 30 June 2021 (rather than ending on 31 March 2021), then
• A nil rate band of £250,000 will be in place between 1 July 2021 to 30 September 2021, and
• The nil rate band will return to the standard amount of £125,000 from 1 October 2021.
First Time Buyers’ Relief, which has no effect while the nil rate band is £500,000, will resume from 1 July 2021.
The SDLT online calculator has been updated for the new rates of SDLT.

Property market remains open:

For months the Law Society has been working with a range of other stakeholders and the Government to keep the housing market moving. I am pleased to say that the Housing Secretary has stated that tenants and homeowners will continue to be able to move during the lockdown.

Conveyancing is moving again - 13th May 2020

On the 12th May 2020 the government announced that the Covid19 lockdown restrictions would no longer apply to the process of moving house from the 13th May.

We are delighted to be able to get our clients moving again. Moving house can a difficult time under normal circumstances and with the challenges of a nationwide lockdown to contend with we don’t underestimate the challenge which many of our clients face.

Stamp Duty for First Time Buyers

Stamp duty has now been abolished for most first time buyers in England, Wales and Northern Ireland.

A permanent change to the initial stamp duty threshold for first time buyers means that anyone buying their first home won't be liable for stamp duty if the purchase price is below £300,000.

Further relief is available for purchases up to £500,000 to help first time buyers in more expensive locations such as London.
