🏑 Buyers' Market or Sellers' Market?
The August 2026 Verdict Across
Aldridge, Bloxwich, Cannock & Rugeley 🏑

⏱️ A 5-minute read on where each Webbs branch area stands right now

πŸ€” If you're thinking about moving in Aldridge, Bloxwich, Cannock or Rugeley over the next few months β€” whether you're a first-time buyer, a growing family, or a landlord weighing up your portfolio β€” the single most useful question you can ask is simple: right now, does the market favour buyers or sellers?

πŸ“Š Across all four Webbs branch areas, the answer isn't identical, and the differences matter. Here's what the numbers say.

πŸ“ The Metric That Matters
Every week, we track the percentage of homes marked "Under Offer" or "Sold STC" against the total number of properties on the market. If 800 homes are listed and 320 are under offer or sold STC, that's a 40% "sales percentage" β€” a reliable temperature gauge for who holds the negotiating power.
The industry-recognised scale runs like this:
● 🟦 Extreme Buyers' Market: 0%–20%
● πŸ”΅ Buyers' Market: 21%–29%
● βšͺ Balanced Market: 30%–40%
● 🟠 Sellers' Market: 41%–49%
● πŸ”₯ Hot Sellers' Market: 50%–59%
● πŸš€ Extreme Sellers' Market: 60%+

πŸ—ΊοΈ How the Four Areas Compare β€” August 2026
Office Postcode Aug 2026 SSTC % Market Type Since Jan 2026: Exchanged / Withdrawn

πŸ“ Aldridge WS9 45% Mid-range Sellers' Market 57.26% exchanged / 42.74% (162 homes) withdrawn

πŸ“ Bloxwich WS3 50% Entry-level Hot Sellers' Market 65.63% exchanged / 34.37% (199 homes) withdrawn

πŸ“ Cannock WS11 54% Mid-range Hot Sellers' Market 68.23% exchanged / 31.77% (183 homes) withdrawn

πŸ“ Rugeley WS15 44% Lower-to-Mid Sellers' Market 60.55% exchanged / 39.45% (215 homes) withdrawn

πŸ”₯ Cannock currently runs the hottest of the four areas at 54%, followed by Bloxwich at 50% β€” both now sit in hot sellers' market territory. 🟠 Aldridge (45%) and Rugeley (44%) remain in sellers' market conditions, comfortably favouring those putting a home up for sale but without the intensity seen in Cannock and Bloxwich.

πŸ“ Zooming into neighbouring postcodes tells its own story of hyper-local variation: Cannock's own WS6 pocket runs hotter still at 55%, while Rugeley's WS13 sits well back at 41% β€” a reminder that "the market" can shift meaningfully street by street, let alone town by town.

βœ… What the Completion Numbers Reveal
Since the start of 2026, Cannock has the strongest conversion rate of the four areas, with 68.23% of homes leaving agents' books via a completed exchange. Bloxwich follows at 65.63%, Rugeley at 60.55%, and Aldridge at 57.26%.

❌ The flip side is the number of homeowners whose move simply didn't happen: 215 in Rugeley, 199 in Bloxwich, 183 in Cannock and 162 in Aldridge withdrew unsold. Across every branch, the pattern is the same story with different numbers β€” the homes that struggle are overwhelmingly the ones that launched at the wrong price.

πŸ’· Why Launch Price Is Everything
The data behind these figures is consistent across the whole region:
● πŸ“ˆ Homes that avoid a price reduction are 135% more likely to agree a sale than those that need one β€” and take roughly a third of the time to find a buyer.
● ⏳ Once a property passes 12 weeks unsold, its chance of selling drops to just 14.5%.
● ⚑ A sale agreed within the first 25 days has a 94% chance of reaching completion. Wait until day 100, and that falls to 56%.
πŸ“Έ Good photography, accurate floor plans and video or virtual tours all help a well-priced home perform β€” but none of them can rescue one that starts life overpriced. You simply cannot out-market an overpriced property.

🏷️ For Sellers, Across All Four Towns
Whether you're in Aldridge, Bloxwich, Cannock or Rugeley, the lesson is identical even though the intensity of each local market differs: get the launch price right and you dramatically shorten your time to a completed sale. Overprice, and you risk becoming one of the hundreds of homeowners each year who withdraw without moving at all.

πŸ”‘ For Buyers, Across All Four Towns
Today's market feels calmer than the frenzy of 2021–22, with more choice and more room to negotiate β€” particularly in Aldridge and Rugeley. But in the hotter Cannock and Bloxwich markets, well-priced homes are still moving quickly, so buyers who hesitate can lose out. Having a mortgage agreement in principle in place, and being willing to look just outside your target postcode, can open up better-value opportunities.

🌍 The Bigger Picture
Inflation hovering around 3% means interest rates may not fall as quickly as some had hoped, and economic confidence remains a little fragile. Despite that, all four local markets continue to function β€” buyers are simply becoming more selective, which puts the emphasis squarely back on price and presentation.

πŸ’¬ If you're considering a move in Aldridge, Bloxwich, Cannock or Rugeley over the coming months β€” or just want to know where your own home sits against these numbers β€” it's worth a conversation with your local team

🏑 How Many Homes Locally Have Four or More Bedrooms?

The size of a home can tell you quite a lot about the people who choose to live in an area β€” and across our Webbs branches, the picture varies more than you might think.

πŸ“ **Aldridge** β€” 15% of homes have four or more bedrooms
πŸ“ **Bloxwich** β€” 12% of homes have four or more bedrooms
πŸ“ **Cannock** β€” 15% of homes have four or more bedrooms
πŸ“ **Rugeley** β€” 19% of homes have four or more bedrooms

The national average is 21%, so each of our areas sits below it β€” with Rugeley closest to matching the national picture and Bloxwich showing the biggest gap.

But the extra bedroom isn't necessarily about having another child πŸ‘Ά. The growth of home working has changed how many people use their homes πŸ’». What might once have been regarded as a spare bedroom can now be an office, study, gym or simply somewhere that gives family members a little more breathing space. Larger homes can also play an important part in the local property market because they often attract buyers who aren't simply moving house, but changing the way they live.

πŸ’¬ Which of these areas surprised you most? Do you think there's enough room to grow in your neighbourhood? Let us know in the comments!

🏑 UK Property Market: Summer Dip or Something More? πŸ“Š

The latest weekly market figures are in, and one number stands out: just 23.2k homes went sold subject to contract last week, versus a ten-year average of around 25.1k for this time of year. πŸ“‰

Worth watching? Yes, especially after some stronger weeks recently. But one quieter summer week doesn't tell the whole story…

πŸ“Œ 809,221 homes have gone sold STC so far this year
βœ… That's 10.9% ahead of this point in 2023
πŸ”» But 7.2% behind the same point last year

Elsewhere, sellers are having to work a little harder for it:

🏷️ 13.7% of homes for sale have had a price reduction in the last month
🀝 Only 14.2% of homes on the market achieved a sale agreed this month
🏘️ There are now 767,307 homes for sale across the UK β€” significantly more choice than buyers had just three years ago

The takeaway? This is not a dead market. Far from it. πŸ™Œ But with more competition between sellers in Aldridge, Bloxwich, Cannock and Rugeley, price, presentation and strategy matter more than ever if you actually want to move. πŸ”‘
