🏡 The Renters’ Rights Act has changed the way private renting works.

As of 1 May 2026, major changes are now in force across England, giving renters greater protection and security.

Here are some of the key changes:

🔑 Section 21 ‘no-fault’ evictions have ended – landlords must now have a valid legal reason to regain possession.

📅 Fixed-term assured tenancies have been replaced by rolling assured periodic tenancies.

💷 New rent rules – landlords can generally increase rent only once a year, using the correct process.

🐾 Pet requests – tenants have stronger rights to request a pet, and landlords cannot unreasonably refuse.

🚫 No rental bidding – properties must be advertised at a specific asking rent, and landlords cannot accept offers above the advertised amount.

👨‍👩‍👧 Greater protection from discrimination – landlords and agents cannot discriminate against prospective tenants because they have children or receive benefits.

🏠 Stronger standards and protections – the Act introduces further measures around property standards, enforcement and tenant protections.
