POV: it’s Saturday and this is your house in Pencoed.

The kettle goes on first, and breakfast happens at the island in the kitchen while the house is still quiet. By mid-morning you’ve taken a coffee out to the patio and the kids play on the lawn. Lunch is a walk into Pencoed, because the shops and cafés are close enough to leave the car on the drive.

In the afternoon you can potter in the growing beds in the back garden or use the double garage for whatever you need it to be. Once dinner is done, the wood burner goes on in the lounge, and the day ends in the spa bath.

On weekdays, Pencoed station has trains into Cardiff, and the M4 is close.

This is Bambi on the beach at Porthcawl, a short drive from our Pencoed office. When we ask people what they love about living around Bridgend, most of them mention a morning like this one.

It’s a big part of why we enjoy what we do. Picture a Saturday in Pencoed that starts with a coffee on your own balcony.

It's off the main bedroom at this house on Gerddi Ty Bryn, and it's a good place to decide what the day looks like. Maybe a walk into the centre, which is 10 to 15 minutes on foot. Maybe the train into Cardiff for lunch, which takes under half an hour from Pencoed station. Or maybe nothing at all, because the garden wraps right around the back of the house and there's a patio, a decked top tier and raised beds waiting for someone who's always fancied growing their own.

Inside there are four floors and five bedrooms, so there's space for everyone to have a room and still leave one over for an office or the playroom. Friday nights happen in the lounge and dining room. Muddy football kits go straight to the utility. Nobody queues for a shower, with a family bathroom, an ensuite and a downstairs cloakroom to go round.

Weekdays are easy from here too. Bridgend is seven or eight minutes on the train, the M4 is close, and there are schools and parks nearby.

It's detached, it's ready to move into, and the drive takes two or three cars.

Pumpkin picking: Bridgend PYO Pumpkins at Blackmill opens on Saturday 17 October, and Porthcawl Pumpkin Patch at Ty Coch Farm opened for the season at the weekend. Some of the team have already filled a wheelbarrow or two.

We sell houses in Pencoed and Bridgend for a living, so we asked ourselves what we'd avoid if it was our own front door on the listing. Three things came up straight away.

First, we wouldn't price high to "test the market". Buyers search in bands, so a house at £255,000 is invisible to anyone searching up to £250,000. A listing gets most of its attention in the first couple of weeks, and that's a bad time to be hidden.

Second, we wouldn't wait for an offer before calling a solicitor. We'd instruct one on day one, fill in the property forms, and find the boiler service record and any building regulations certificates. Most of the waiting in a sale happens after the offer, and having the paperwork ready takes a lot of it away.

Third, we wouldn't leave the photos until November. We'd have them taken now while the garden's showing of all the stunning colours of Autumn, even if the house isn't going live for a few weeks.

Three places on Bridgend's doorstep that are worth the short drive. ✨

Ogmore Castle has stood beside the river since the early 1100s, and it's free to walk round. The stepping stones next to it are the photo everyone takes.

Above Dunraven Bay at Southerndown, a house that was pulled down in 1963, but its walled gardens are still there, with a gate that opens straight onto the clifftop.

And at Nash Point, near Marcross, the cliffs are stacked in layers with fossils in the rock, and the lighthouse has been there since 1832.

In 2015, Rent Smart Wales launched and every landlord in Wales had to register for the first time. The same year, Melissa joined Hunters.

Since then, tenant fees have been banned, the Renting Homes (Wales) Act has turned tenancies into occupation contracts, and since June, landlords can't turn someone away because they have children or receive benefits. Next, the Welsh Government says it will set out plans for managing rents.

A lot of people ask AI before they pick an estate agent now. So we asked ChatGPT the same question: why would you choose Hunters Bridgend to sell or let your property?
