Recently married this summer, or planning your wedding? You may need to update your Will.

Many people don't realise that, in England and Wales, getting married or entering into a civil partnership will usually revoke your existing Will, unless it was specifically drafted in contemplation of that marriage.

That means your existing wishes may no longer be legally valid.

In our latest blog, Emma Needham, Partner and Head of Wills and Estate Planning, explains:
• Why marriage can invalidate your Will
• What happens if you don't make a new one
• The impact on inheritance, property and your family
• Five key considerations to help protect your wishes

What can a pre-nuptial agreement actually protect?

Many couples today are starting marriage with more than just shared plans for the future. They may already own property, have built a business, received financial help from family, expect an inheritance, or be entering a second or third marriage. That's why pre-nuptial agreements are becoming an increasingly important part of modern financial planning.

A pre-nuptial agreement can help provide clarity and protect:
• Property owned before the relationship
• Family gifts or house deposits
• Savings, investments and pensions
• Business interests or shares
• Inheritance and family wealth
• Existing debts and financial liabilities

A pre-nuptial agreement isn't about expecting a marriage to fail. It's about having open conversations, protecting what matters to you, and creating financial certainty from the outset.

Our latest blog by head of family law, Laura Martin, explores what a pre-nuptial agreement can protect, who should consider one, and why they're becoming an important part of modern financial planning.

Three shows. Three opportunities to catch up with the Blanchards Bailey team.

Starting this week, we're looking forward to spending time with Dorset's farming and rural communities at three of the county's biggest agricultural shows. Whether you're after a refreshing drink, a friendly chat or legal advice, we'd love to welcome you to the Blanchards Bailey stand.

The Gillingham & Shaftesbury Show 19–20 August | Stand G8
Join us this week for equine displays, pony racing, and impressive vintage and modern machinery. Stop by our stand for complimentary hot and cold refreshments, and have a go at some of our fun garden games.

The Melplash Show27 August | Stand C64
Next week, we'll be exhibiting at the Melplash Show for the very first time. Alongside livestock competitions, hundreds of trade stands and agricultural demonstrations, you'll find the Blanchards Bailey Bar serving complimentary hot and cold drinks for all ages. You can challenge your family to our 'Feed the Sheep' game while you're there.

The Dorset County Show 5–6 September | Stand I6, Avenue I
For our final show of the season, we'll be bringing back our ever-popular cocktail and mocktail BBAR serving complimentary drinks inspired by some of Dorset's finest artisan producers. Enjoy drinks featuring Shroton Fair Gin , Black Ven Distillery Dark Rum and Fordington Gin , and join one of the gin masterclasses hosted by creator Ros Nelmes throughout the weekend.

Our legal experts will be on hand at every show, too. Whether you have questions about your business, your family, your farm or your future, we'd be delighted to have a chat.

Will you be visiting any of this year's shows? Let us know which one you'll be attending in the comments.

Gazumping and gazundering sound like something straight out of a Roald Dahl book... but if you're buying or selling a home, they're all too real.

Until contracts are exchanged in England and Wales, neither the buyer nor the seller is legally committed. That means a seller can accept a higher offer at the last minute (gazumping), or a buyer can reduce their offer just before exchange (gazundering).

Both can leave the other party out of pocket, delay a move, and cause a great deal of unnecessary stress.

The Government is now proposing reforms that could make these situations far less common by introducing binding conditional contracts earlier in the conveyancing process, giving buyers and sellers greater certainty once an offer has been agreed.

In our latest blog, Matt Collis, Partner in our Residential Property team, explains:
• How the proposed reforms could change the home-buying process
• What the changes could mean for buyers and sellers

If you're buying or selling a property and would like expert advice, Matt Collis and our Residential Property team are here to help.
