Leak detection this week on a rented property where a tenant had not reported an issue for several years...
The flat is now vacant so in we went..
✅ Appliances removed
✅ Wall striped
✅ Effected areas dug out and exposed
✅ Thermal camera checked
✅ Inspection camera checked
✅ Source of leak identified
The exterior window was letting in above under severe rain conditions.
✅ Area primed
✅ Flash banded & sealed
✅ Black jack sealed over the top
✅ Watertight
☑️ Problem solved
Always report any issue regardless of how small you think it is. This was a slow drip at best but water can destroy buildings slowly from within enclosed areas.
Monitor, expose, diagnose, fix.
Dehumidifiers installed to get the humidity level down now it's sealed.
Luckily this was caught just in time as the damp started to creep into the next room adjacent wall.
