🚽🔧 Another successful repair completed by Estate Management and Repairs-Birmingham !

A tenant reported that the toilet would not flush and contacted our property management team. We then arranged a site visit to inspect the problem.

👨🏻‍🔧 After inspection, we found that all the components inside the toilet cistern had deteriorated due to age, causing the flushing mechanism to fail.

To ensure a reliable long-term repair, we replaced the complete set of internal cistern components, including:
✅ Fill valve
✅ Flush valve
✅ All necessary seals and fittings

Everything is now working perfectly again, and the tenant can continue using the toilet without any issues. 😊

🚽🔧 今次由 #同行物業管理 安排，我哋 #同行(伯明翰)維修服務 上門處理一宗座廁維修個案。

租客反映座廁無法沖水，於是通知物業管理同事，而物管同事隨即安排我哋到場檢查及維修。

👨🏻‍🔧 經過檢查後，發現座廁水箱內部所有配件都已經老化，導致沖水系統失靈。

為咗避免短時間內再出現其他問題，我哋決定一次過更換整套水箱配件，包括：
✅ 入水閥
✅ 沖水閥
✅ 相關密封配件

更換完成後，座廁已經恢復正常運作，租客終於可以安心繼續使用！😊

❄️🔧 Not every air conditioning problem means you need a new unit!

Yesterday, we visited a restaurant owned by Hongkongers to inspect their air conditioning system. 🍽️

The customer told us the unit was left by the previous owner and was worried it might need replacing because he felt that the cooling effect was not good.

After a thorough inspection, we found that the main issues were:

✅ Heavy dirt build-up on the filters and indoor unit
✅ A very dirty outdoor condenser
✅ Poor heat dissipation, reducing cooling performance
✅ Excessive heat around the condenser due to restricted airflow

Instead of recommending a costly replacement straight away, we advised the customer to have the system professionally cleaned first and then reassess its performance before deciding whether a new unit is necessary. 💰👍

尋日我哋去咗幫一間香港人開嘅餐廳檢查冷氣。🍽️

客人表示冷氣係上一手留低，覺得冷氣唔夠凍，想知道係咪需要更換。

經過我哋詳細檢查後，發現問題並唔係冷氣機壞咗，而係：

✅ 冷氣機及隔塵網積聚大量污垢
✅ 散熱器（冷凝器）非常污糟
✅ 散熱效果受阻，導致冷氣唔夠凍
✅ 打開機背後，更發現散熱位置溫度非常高

所以，我哋建議客人先為冷氣機進行一次徹底專業清洗，睇吓製冷效果有冇改善，再決定需唔需要更換新機，避免花冤枉錢。💰👍
