Landlords should expect less cashflow every summer, typically between July to September and this can have real consequences.
This is because tenants often like to move during the summer period, normally as a result of the new academic year, the recruitment cycle, and good weather (people tend to move when it's sunny and bunker down when it's wet and miserable).
Expect this turnover to impact approximately 30% of your units (rooms, general portfolio) depending on your market and location. This is a big number, and if /when it happens to you you will definitely feel it. The reason for this is because 30% is often more than what a landlord would typically make on a property once you've paid the mortgage, bills, and any other monthly running costs. Oftentimes you will either breakeven or run at a loss during that period, so please be prepared.
The solution for this is to be prepared, it's largely unavoidable in some markets and locations, and use a good lettings agent.
