New state laws now require many towns to allow multi-family housing in commercial zones "by right," and they limit some of the density and parking rules towns had in place. The CAS Board rescinded or gutted four Cost Accounting Standards (CAS 404, 408, 409 & 411), moving federal cost rules closer to standard commercial accounting. Less red tape — especially for smaller and newer contractors.

But "less regulation" isn't the same as "no risk." It's worth reviewing your accounting practices and contract terms now, before you assume nothing applies.

Does your umbrella policy actually cover you if an uninsured driver causes a crash? 🚗☂️
A recent New Hampshire Supreme Court decision is a good reason to double-check. The Court found that when a homeowner raised their umbrella coverage without signing a new waiver, they picked up extra uninsured/underinsured motorist protection they never knew they had.

Translation: the fine print on your auto + umbrella policies really matters — and it's easy to be under-protected without realizing it.

A Massachusetts appeals ruling this month is a useful window into how lease disputes really play out. In a case between a large landlord and a tenant, the court reinstated the full attorney's-fee awards to both sides — about $36,000 to the landlord and $49,000 to the tenant — and said the two awards couldn't simply be canceled out against each other.

The bigger point for anyone signing or managing a lease: habitability and consumer-protection claims in Massachusetts have real teeth, and legal fees can add up fast on both sides. That's exactly why sorting a disagreement out early — clearly and in writing — usually beats fighting it out later.

New Hampshire's housing rules just changed in a big way. As of July 1, towns across the state must allow multi-family housing "by right" in many commercial zones — with density caps, conditional-use permits, and most local restrictions removed.

If you own commercial property, that could mean new options for what you're allowed to build. If you own a home near a commercial zone, it could change what goes up next door. Either way, the details matter, and towns are still working out how to apply the new laws.

A meaningful change to New Hampshire zoning took effect on July 1 — and a lot of property owners haven't heard about it yet.

Under the state's new law (RSA 674:77–78), towns must now allow multifamily housing on many commercially zoned parcels where the infrastructure can support it. For owners of commercial land, that can open up new options. For neighbors and abutters, it changes what may go up nearby.
