A couple of months ago, we shared that our Partner, Janine Heil, had volunteered at the Winter Night Shelter run by Wycombe Homeless Connection.

This week, we received a letter from the team. It was a simple but powerful reminder of why this work matters.

One guest had been thinking about building a shelter in the woods before finding the night shelter. He now has a job, a safe home, and is starting to look ahead.

Another guest, in his late 70s, shared that without the shelter he would have been sleeping on the streets or travelling through the night on buses and trains. Instead, he found care, support, and dignity.

A safe place to stay can change everything. It gives people the space to recover and begin to move forward again.

We are incredibly proud of Janine, and grateful to be able to support Wycombe Homeless Connection and the work they do.

If you can help, through volunteering or a donation, it really does make a difference: https://wyhoc.org.uk/donate

Thinking about moving this spring?

We’re starting to see the usual questions come through, and they’re less about boxes and more about how the process works.

Here are three we get asked all the time:

• What does a conveyancing solicitor do?
They handle all the legal work behind your move, making sure everything is correct and protected.

• What causes delays?
Most moves take around 10–12 weeks. Delays often come from chains, missing paperwork or slow replies.

• Do I need to be there to sign?
Usually not. Most documents can be signed remotely.

If you are planning a move this spring and want a clearer view of what to expect, our conveyancing team is on hand to help. Get in touch with us today. Let’s make your move a positive one!

The TA6 Property Information Form is changing from 30 March 2026.

It might sound minor. It is not.

The updated TA6 is designed to improve clarity, reduce late questions, and limit the last minute surprises that slow transactions down. Better information. Shared at the right time. Fewer delays.

If you are buying or selling a home this year, it is worth understanding what has changed and why it matters to your move.

We have been preparing for this update well in advance, so our clients experience a smoother process, not extra complexity.

Last night looked a little different for our Partner Janine Heil.
She was volunteering on a night shift at the Winter Night Shelter run by Wycombe Homeless Connection.
9.30pm to 7am. Four hosts on shift. Two awake while two rest. Quietly overseeing guests sleeping in the centre.
With the lights out at 11pm, Janine stayed awake until 2.30am. A lantern on, a colouring book and wordsearch to hand, podcasts playing through the night. Keeping watch while others slept.
Some nights are quieter than others. That does not make the work less important. The shelter exists so that when someone is in need, warmth, safety and dignity are there.
We are proud of Janine for giving her time and care, and proud to support the steady, patient work of Wycombe Homeless Connection.

Has something changed for the person named as your attorney?

A lasting power of attorney only works if the people named in it are still able to act. Many are set up years ago and never reviewed.

If a sole attorney dies or loses capacity, the LPA does not simply move on to the replacement. The Office of the Public Guardian must be notified and the document updated before anyone else can act.

Without that step, important decisions about money or care can be delayed.

Life moves on. People move. Health changes. A quick review of your LPA can make all the difference.

Leigh Duncan helps clients keep their LPAs up to date, so the right people can step in without delay. Get in touch today to talk to us about your LPA.

We’re kicking off 2026 with a new article in Beaconsfield Together 📘 the local magazine that keeps Beaconsfield informed and connected.

In the latest issue, Ingmar Heil looks at a question many people put off until it matters: Is your lasting power of attorney still fit for purpose? LPAs are often signed, filed away, and forgotten. But life changes. If an attorney has moved, become unwell, or can no longer act, the document may not work when you need it most. Ingmar’s advice is simple. Check it now. A short review can prevent delays and stress later.

Recent changes mean higher costs for anyone applying for probate or registering a Lasting Power of Attorney.

Certified copy Grants now cost £16 each, up from £1.50. Many estates need several copies, which can quickly add up. LPA registration fees have also increased to £92.

If you are dealing with an estate, or have an LPA prepared but not yet registered, it is worth taking a moment to review your plans.

We are here to guide you through the process with clear advice and fixed fees 👉 https://www.leighduncan.co.uk/contact-us/?utm_campaign=member&utm_source=facebook&utm_medium=post
