BATH OCTOBER HOUSE PRICE REVIEW
Are you a homeowner or landlord in Bath? One of the most useful ways to judge the direction of the local property market is by tracking the average price paid for homes sold over the last 12 months, measured on a rolling monthly basis.
On its own, that figure only tells part of the story. Yet when you follow the trend month after month, it gives a fascinating insight into what is really happening in the market. That is why we post regular property market updates on Bath, our region and the UK as a whole across our social media streams, helping local homeowners and landlords stay informed and one step ahead.
Whether you are thinking of moving, reviewing your investment portfolio, or simply curious about what your home might be worth in today’s market, a detailed no obligation market appraisal can help you better understand your position.

South West Week 40 Property Market Update
The stats cover the number of homes finding buyers, new properties coming onto the market, average asking and agreed prices, the likelihood of a home selling, and how long it is currently taking to secure a buyer for the week ending Sunday, 11th October 2026.
That comparison is important because the property market is never one single national or even a regional market. Conditions can vary considerably from one region to another, one town/city to another and even one part of the that town or city to another part of it. This is particularly relevant when it comes to buyer demand, pricing and the speed at which correctly marketed homes are selling.
For Bath homeowners considering moving home, these weekly figures and their trend are going to provide useful regional context to our local area. However, averages only tell part of the story. The likely outcome for your individual home will still depend on its actual location, orientation, condition, competition and, most importantly, the pricing & marketing strategy used from day one. Q3 2026 UK Property Market Update: Quieter, But Far From Quiet
The latest UK property market figures for July, August and September reveal an interesting picture for homeowners. During Q3 2026, 302,454 homes were sold subject to contract, compared with 321,917 in Q3 2025 and 318,029 in Q3 2024. That means sales agreed were 6% lower than in 2025, yet remained 14.7% higher than in the same quarter of 2023.
Across the regions, the picture varies. Some areas have experienced greater reductions than others, although sales activity remains comfortably ahead of 2023 in many parts of the country. However, there is another statistic worth considering. There are now 15.4% more homes for sale across the UK than in 2023. That means more choice for buyers and greater competition between sellers.
Here in Bath, the lesson for homeowners is straightforward. Buyers are still buying, but they can afford to be selective. If you are considering selling your home in Bath, setting a realistic asking price from the outset is more important than ever. The right asking price is not about selling cheaply. It is about giving your home the best possible chance of attracting serious buyers.

A 100 year+ home is not just a piece of history. It is someone’s next chapter.
Almost one third of the country’s privately rented homes were built before 1919. That compares with 20% of owner occupied homes and just 6% of social housing. These national figures remind us how much our housing market still depends on homes built generations ago.
The bay windows, high ceilings and original fireplaces might capture a buyer’s attention. Yet the condition of the roof, heating, windows and ventilation deserves just as much consideration. Age alone does not tell you whether a home is comfortable, economical to run or well maintained. The care it has received matters enormously.
If you own an older home in Bath, keep records of repairs and improvements. They can help a future buyer understand what has been done and what might need attention. And if you are considering a move in Bath, look beyond the photographs. Character is easy to admire, yet understanding the upkeep helps you make a better decision.
