86 Santa Clarita sellers cut their asking price in 7 days. $2,423,391 came off list prices. Over the last 180 days, 1 in 3 sellers here cut before closing, waited a median of 63 days instead of 13, and closed at 95 percent of their original number instead of 100. Call it the cut tax.

Today's Santa Clarita market read, straight off the live CRMLS feed: 3.8 months of inventory valley-wide, houses at 3.0, condos at 6.6, median close $810,000, 117 open houses this weekend, and why the AI-altered listing photos everyone is complaining about are a pricing mistake in disguise.

Santa Clarita home prices stayed high. Sales volume did not.

I analyzed 31,632 closed residential sales from 2017 through August 31, 2026. The data covers Valencia, Saugus, Canyon Country, Newhall, Castaic, and Stevenson Ranch, separated into single-family homes, condos, and townhomes.

The 2026 valley medians were $875,000 for single-family homes, $482,500 for condos, and $615,000 for townhomes. But January through August produced 46.8 percent fewer closings across those 3 property types than the same period in 2021.

That is the market sellers need to understand: high price, lower velocity.

Santa Clarita sellers are losing time before they lose money. Fresh CRMLS-backed data shows a 51-day difference between homes that ultimately required a price reduction and homes that closed without cutting from their original price: 64 median days on market versus 13. That does not prove the reduction caused every extra day, but it does show why launching almost right can become expensive. In this update, Connor also explains portal status confusion, backup offers, appraisal risk, mortgage rates, closing costs, VA financing, insurance, Zone 0, and possession after closing.

A year ago 30.2% of Santa Clarita sellers closed above asking. Last month it was 30%.

Twelve months, 2,614 recorded closings, one number tracked: the share of sellers who finished above their asking price.

Peak was 35.3%. Softest was 24%. The trend is down.

This is the number that tells you whether "list high and let them bid" is a strategy or a fantasy in any given month. Right now it describes fewer than a third of sales.

Most sellers are not getting a bidding war. They are getting one buyer, and the price they set decides whether that buyer shows up in week one or week ten.
