Have you ever noticed that a property has one size on Idealista, another in the Catastro, and a different figure in the escritura?

This is more common than you might think in the Spanish property market.

The reason? Each source may use different measurement methods, including built area, usable living space, and communal areas.

But when buying a property, what really matters is understanding exactly what you're purchasing.

The escritura (title deed) is an essential document to review, although its measurements should also be checked against the Catastro and the property's physical reality.
