Around 30% of Málaga’s property supply now falls within the luxury segment, compared with approximately 9% in Madrid and 6% in Barcelona. International buyers account for around one in three purchases, with particularly strong interest from British, Swedish, Dutch and French clients.

The most active part of the market is not limited to multimillion-euro mansions. Properties priced between €400,000 and €1.2 million are among the most dynamic, offering greater liquidity and strong demand.

However, a premium property does not automatically mean a safe investment.

Many of the best opportunities are sold off market, where valuations can be harder to verify. Hidden charges, planning restrictions, occupancy licences or unresolved registry issues can quickly turn an attractive purchase into a costly legal problem.

Inheriting in Spain does not always mean receiving assets. An estate may also include outstanding debts and liabilities.

If an inheritance is accepted purely and simply, the heir may become responsible for those debts not only with the inherited assets, but also with their own property. Spanish law also allows an inheritance to be accepted “with benefit of inventory”, which can limit liability to the value of the inherited estate, provided that the required formalities and deadlines are followed. Acceptance may also be tacit, meaning that certain actions can have legal consequences even without signing an acceptance document.

Before accepting, renouncing or dealing with any inherited assets, it is essential to understand the full financial position of the estate.

You will need the right documentation, including a valid passport and NIE number, as well as a Spanish bank account and independent legal advice to protect your interests throughout the transaction.

Once the purchase has been completed, there are still important steps to take. Taxes must be paid within the applicable deadline, and the property must be correctly registered in your name.
