Here is something many international buyers learn too late: in Spain, no NIE means no purchase.
The NIE (Número de Identificación de Extranjero) is the identification number that connects you to Spain's tax and administrative system. You cannot sign the reservation contract, open a Spanish bank account, pay transfer taxes or VAT, sign the completion deed before the notary, or register ownership at the Land Registry without it.
It is not a step you can defer to the end. It is a blocker at multiple points in the process — and the moment it stops you is usually the worst possible moment: after you have found the home.
This is the first thing we check for non-resident buyers, long before they make an offer.
