Due to severe flooding and road closures on Avenida Tamarits, our Jávea office at Edificio Arenal 80 is closed today for the safety of our clients and staff.

Local authorities and emergency services have strongly advised against travelling through the Arenal basin, as surrounding access roads and parking areas are currently flooded and impassable.

Need your NIE? The process is rarely as simple as just filling out a form!

Your NIE (Número de Identidad de Extranjero) is your unique tax and ID number for life. You can't participate in Spain's economy without it—whether buying property, opening a bank account, setting up utilities, signing a job contract, or paying taxes.

Note: An NIE is not a residency permit or visa; it simply identifies you.

Here are essential Do's & Don'ts to avoid rejection:

DON'T underestimate the Cita Previa. Booking appointments is tough. Pick the wrong procedure code or office province, and you'll be turned away instantly.

DO triple-check forms & signatures. Names must match your passport exactly, and your signature must match your passport too!

DON'T pay fees at the appointment. The fee must be paid in advance at a Spanish bank, and you need the physical stamped receipt.

DO copy every passport page. Many offices require a copy of every single page—even the blank ones!

DON'T rely on vague reasons. You need concrete proof of why you need an NIE now (like a property reservation contract or job offer).
DO use specific Power of Attorney. If applying via a rep, foreign POAs are frequently rejected unless explicitly formatted for Spanish law.

SPANISH HOLIDAY RENTAL OWNERS: New IBI Tax Surcharges Announced

A new law (Royal Decree Law 29/2026) has just been published that could see your annual IBI (Property Tax) increase by up to 150% if you rent out your property to tourists.
