Cyprus VAT on Primary Residences: Transitional Relief Extended Until 31 December 2026 under certain circumstances.

The Cyprus Parliament has approved an extension of the transitional VAT regime applicable to primary residences, allowing eligible purchasers additional time to benefit from the more favourable pre-2023 framework in cases where delays arose in connection with planning and building permit procedures.

The extension constitutes an administrative relief measure and does not expand the substantive scope or eligibility criteria of the scheme.
Eligible applicants may continue to benefit from:
✔️ Reduced VAT of 5% on up to 200 m²
✔️ No property value restrictions under the previous regime
✔️ Significant potential savings on acquisition costs
However, as from 1 January 2027, the revised VAT framework introduced in 2023 will apply exclusively, including the stricter 130 m² limitation for the reduced VAT rate.
