Forbes is right: Costa Rica can be an extraordinary country in which to live and retire.

But appreciating the destination is not the same as being prepared for the transition.

A poorly planned move can turn an exciting new chapter into a costly and frustrating experience. Residency, banking, healthcare, property due diligence, tax considerations and local ex*****on must be approached as parts of one strategy, not as separate procedures.

The people who transition successfully usually make the important decisions before buying property, transferring capital or making irreversible commitments.

Costa Rica is easy to love. Living here successfully requires structure, preparation and reliable local guidance.

Forbes describes the destination. Falcon understands the transition.

Costa Rica.

Costa Rica has once again been named one of the world’s best places for Americans to retire.

Forbes’ 2026 list highlights our lower living costs, quality healthcare, political stability, natural beauty and accessible residency options.

San José, Atenas and Santa Cruz were among the places singled out, although flooding remains an important concern during the rainy season.

Buying property in Costa Rica without proper due diligence before paying a deposit can expose foreign buyers to serious and often irreversible financial and legal risks. Too often, we see investors commit funds first and only later discover critical issues that could have been identified and avoided from the very beginning.

Recently, we have been receiving an increasing number of real estate matters involving foreign buyers who encountered problems during or after purchasing property in Costa Rica.

One recurring issue is that buyers often focus on whether the property has a clean title, but that is only part of the analysis.

A proper real estate review should also consider what the buyer actually intends to do with the property.

Can the planned construction be permitted? Are there mandatory setbacks or building restrictions? Is the property affected by public roads, access limitations, environmental regulations, zoning rules or other restrictions? Are the existing boundaries, cadastral information and improvements consistent with what the buyer believes he or she is purchasing?

A property may be legally transferable and still be completely unsuitable for the project the buyer has in mind.

We have seen situations where buyers purchase land envisioning a house, development or investment project, only to discover later—when applying for permits—that they cannot build what they originally intended.

This is why understanding the entire transaction and the client’s objective matters.

There is another problem we see frequently: foreign buyers sometimes make an offer and pay a 10% deposit before consulting independent legal counsel. By the time an attorney becomes involved, the buyer may already be contractually committed and significant funds may already be at risk.

Instead of structuring the transaction correctly from the beginning, the legal work becomes an exercise in trying to repair what has already been done.

Preventive legal advice is almost always less expensive, more efficient and more effective than solving a problem after the money has been committed.

Before making an offer, paying a deposit or signing a purchase agreement in Costa Rica, understand not only “what you are buying,” but also “whether the property can actually serve the purpose for which you are buying it.”

At Falcon Consultants, that is how we approach real estate transactions:

Understand the objective.
Verify the property.
Structure the transaction.
Protect the investment.
