Durham region moved deeper into a balanced market after an unseasonally quiet September.

Many consumers were awe struck at the headlines and economic uncertainty following the breakdown in trade negotiations with our southern neighbours. Their distraction showed in the numbers, when we typically see a spike in demand in the Fall.

While the average sale price increased from August, year over year sales declined by 26%, new listings declined by 12% and active listings declined by 6%. This lack of demand resulted in a 5.5% drop in the average sale price, down from $877,963.

Only 1 in 5 homes are being purchased, which makes pricing and presentation critical to your success.

This has also opened the door for first time buyers, up sizers, and investors to take advantage of the leverage created by the opportunity in the slower market.

🍂 Fall is here, Durham! Your yard still has a short window to get a head start on winter. Here are 5 things to tackle in the next couple of weeks:

1. Overseed your lawn, this week if you can. Warm soil is fading fast, especially up north. 🌱
2. Mulch your leaves. Don't let them mat down on the grass. Run the mower over them for free mulch. 🍁
3. Plant spring bulbs. Tulips and daffodils go in now. (Deer and squirrels leave daffodils alone!) 🌷
4. Plant or divide perennials, trees, and shrubs. The sooner the better so roots can settle in before the ground freezes. 🌳
5. Keep watering. New plantings and evergreens need a deep soak until the ground freezes. 💧

🍎 Apple Picking
First stop: Watson Farms (2287 Highway 2, Bowmanville) — a local favourite since 1970 with a petting zoo and wagon rides for the kids. Want other options? Try Maple Grove Orchards (Bowmanville), Brooks Farms (Mount Albert), Nature's Bounty Farm (Port Perry), Kent Farms (Newcastle), Archibald's Orchard & Estate Winery (Bowmanville), or Brown Farms (Newtonville)

🚗 Fall Drive up to Kawartha Lakes
Nothing beats a scenic drive through the changing leaves. Not sure which route to take? Check out explorekawarthalakes.com/things-to-do/scenic-drives for a few beautiful alternative routes to explore.

🎃 Pumpkin Patch
We're heading to Pingle's Farm for their Harvest Festival, but if you're closer to Uxbridge, Forsythe Family Farms is a fantastic alternative for pumpkin picking and fall fun.

☕ Hot Chocolate
D-Spot is our go-to for a cozy cup, but if you're in the area, Cork & Bean in downtown Oshawa, The Souk in Whitby, or Petit Delights in Ajax are all worth a visit too.

🎬 Scary Movie Night
Catching a scary movie at Cineplex is a must, but Landmark Cinemas in Whitby is a great alternative. Got little ones who love a good spook without the scare? Keep an eye out for Cineplex's Family Favourites Saturday morning movies at discounted prices — this month they're showing Coraline and ParaNorman!

You’ve decided the family home is more than you need now.
But then comes the question that can bring everything to a standstill: Where do we go next?

A smaller house can be a great option if you enjoy your own space, some outdoor room and privacy — you just don't want quite as much house to look after. Moving smaller can reduce maintenance without changing how you live.

A condo or townhome can offer a different kind of freedom. Less yard work and exterior maintenance can mean more time to travel, visit family or enjoy your home. Condo fees, rules and the space you need are worth considering.

An adult lifestyle community may appeal to those looking for more opportunities to socialize and connect with people at a similar stage of life. Amenities and activities can be attractive, but it's important to consider the costs, rules and lifestyle.

Moving closer to your children or grandchildren is another possibility. Being nearby can mean more time together and potentially more support as life changes. But think about what the location offers you too — from conveniences to friends, activities and what makes a place feel like home.

And then there's renting. You don't have to make a permanent decision right away. Renting can give you breathing room while you explore a different neighbourhood or lifestyle. Selling the family home, renting for a year or two, and spending more time travelling, cruising, RVing, living aboard a boat or enjoying the freedom to go where life takes you.

There isn't one right way to downsize. Sometimes the hardest part isn't letting go of the family home. It's imagining what life looks like after it. You don't have to have all the answers before you start. The first step is understanding your options and what matters most in your next chapter.
