We thought we had a solid renovation plan… until we discovered a major water issue in the basement just days before Christmas. 😳

After renovating and renting out the upstairs unit, we moved into the basement to begin converting it into a second apartment. Then came the unexpected setback: the entire basement needed waterproofing.

We called Ron, a waterproofing contractor, who inspected the property and gave us the news. But what happened next is something I’ll never forget.

He told us he would be there at 8:00 a.m. on New Year’s Day.

And he was. Right on time—with a jackhammer. 💪

Ron completed the entire waterproofing job in just two days, allowing us to get the renovation back on track.

A few months later, the basement apartment was finished and rented. 🏡

The renovations created enough equity for us to refinance the property and pull money back out—helping us take the next step in our real estate journey.

This beautiful bungalow is officially SOLD!

In this market, the product you’re selling matters—and this home was one fantastic product! With the right pricing strategy and lots of traffic, we received an offer conditional on the sale of the buyer’s home.

Knowing the buyers also had a great home to sell, we decided to work with the conditions and, in the end, both homes are now SOLD!

Happy Closing day to my buyer clients!

These guys were looking to downsize from their country home. After receiving an off-market offer, we finalized that deal and then went shopping with cash in hand. We saw this place the first day it was on the market and secured it for a great price!

We bought our first home on February 20, 2020… and just 20 days later, the world shut down. 😳

At the time, my main income came from working as a restaurant server—and overnight, that income disappeared. I remember thinking, Did we just make the biggest mistake of our lives?

But our plan was to live downstairs, renovate the upstairs unit, and turn it into a rental. Thankfully, real estate and construction were still able to move forward, so instead of giving up, we got to work.

I spent my days renovating, worked restaurant shifts at night when they reopened, and had incredible hands-on help from both of our dads. We even lived through the renovation in an unfinished basement—with no heat in the bathroom—and started working at 6:30 every morning. 😅

By June, the upstairs apartment was finally finished.

We listed it for rent… and within 15 minutes, the messages started pouring in.

That moment changed everything.

Sometimes the biggest opportunities come from the moments that initially feel like the biggest mistakes. 🏠

And that first property became the beginning of our real estate journey.

Congratulations to my seller clients on getting this beautiful two-story home SOLD!

In a market like this, understanding the product and the demand for that specific product is key.

This home was exceptionally well maintained and featured many beautiful upgrades. However, the neighbourhood had a significant amount of inventory and very few sales. That meant our goal was clear: we needed to make this home the best option available for the limited number of buyers actively shopping in the area.

We staged the home, invested in professional photography, and priced it strategically to stand out from the competition.

Even with the right strategy, it still took almost two months and two offers to get the deal done. The difference? The other properties are still sitting on the market.

🚨 A real estate deal almost fell apart because of one missing piece.

I found a brick bungalow in Port Colborne with incredible potential to become a legal two-unit home, thanks to its separate entrance and existing basement kitchen.

But just ONE week before the 45-day closing deadline, the mortgage instructions still hadn’t been received. The mortgage broker had completely stopped responding.

Even worse? The lender wouldn’t speak directly with me because the file belonged exclusively to the broker.

At that point, I was worried about losing the property AND the deposit.

Thankfully, the sellers were understanding and agreed to extend the closing date. That extra time gave us the opportunity to secure a new lender—and ultimately, save the deal. 🙌

The lesson? A great property is only part of the equation. Having the right professionals in your corner—and knowing how to navigate problems when they arise—can make all the difference.
