A low strata fee isn’t always a good thing.

A lot of buyers naturally gravitate toward the condo with the lower monthly fee.

On paper, $350/month sounds a lot better than $550/month.
But the lower fee doesn’t automatically mean the building is better managed or cheaper to own.

Sometimes it can mean the strata simply isn’t collecting enough money for future repairs.

Roof. Windows. Elevators. Parkade. Plumbing. Electrical. Building envelope.

Those costs don’t disappear just because the monthly fee is low.

And if the contingency reserve fund is underfunded, owners can eventually get hit with a special levy — sometimes for tens of thousands of dollars.

That’s why it's important not to judge a strata by the monthly fee alone.

Look at the depreciation report. Review the financials. Read the meeting minutes. Understand what major work is coming and how the strata plans to pay for it.

A higher monthly fee can sometimes be the healthier option if the building is properly funding its future obligations.

The goal isn’t to find the lowest fee.

It’s to understand the true cost of ownership.

A home inspection can tell you a lot — but it can’t tell you everything.

I’ve had deals where the inspection came back clean, and problems only showed up after the buyers moved in.

In one case, the visible plumbing appeared to be copper. Later, after a leak, the wall was opened up and Poly-B was discovered behind the finished surfaces.

In another, we had one of the cleanest inspections I’ve seen on an up/down duplex — but after possession, the buyers realized the plumbing stack from the unit above was so loud that every toilet flush could wake them up at night.

Neither situation automatically means the inspector did a bad job.

A home inspection is a snapshot of the property on that particular day. Inspectors can assess what they can reasonably see and access, but they’re not opening walls, living in the home overnight, or testing every system under every possible condition.

The goal of an inspection isn’t to guarantee a perfect home.

It’s to reduce risk, identify concerns, and help you make a more informed decision before you buy.

$350/month vs. $550/month in strata fees — which would you choose?

Most people are probably taking the $350 option.
But a lower strata fee doesn't necessarily mean you're buying into the better building.
The $550 building might be properly funding its contingency reserve, keeping up with maintenance and planning for major repairs.

Meanwhile, the $350 building could look cheaper today — until owners are asked to write a cheque for a major special levy.

That's why when I'm reviewing strata documents for a buyer, I don't just compare the monthly fees. I want to know where the money is going and how well the building is being managed.

So I'm curious:
Would you still choose the $350/month building?
