August Market Update

The Greater Victoria real estate market continued to show steady momentum in August, with sales activity stronger than this time last year and healthy inventory supporting balanced market conditions.

A total of 591 properties sold in August, up 12.6% from August 2025, although down 12.2% from July.
• 🏡 Single-family homes: 309 sold (up 15.3% year-over-year)
• 🏢 Condos:175 sold (up 15.1% year-over-year)

There were 3,662 active listings at the end of August, down 4.8% from July but still 1.7% higher than this time last year.

Benchmark prices in the Victoria Core remained relatively stable:
• 🏡 Single-family homes: $1,301,800 (down 0.6% year-over-year)
• 🏢 Condos: $553,600 (up 0.9% year-over-year)

Overall, we're continuing to see a balanced market. Buyers have the benefit of choice and time to carefully consider their options, while for sellers, strategic pricing and strong presentation remain especially important in standing out from the competition.
