The GTA housing market remained cautious in September, as economic uncertainty, inflation concerns, and borrowing costs continued to weigh on buyer confidence. Home sales and new listings both declined compared to last year, while prices remained below September 2025 levels.
📊 Here’s a snapshot of what happened in September:
➡️ 5,040 home sales — down 9.0% compared to September 2025.
➡️ 16,500 new listings — down 14.4% year-over-year.
➡️ $1,006,409 average selling price — down 5.1% compared to last year.
➡️ MLS® HPI Composite Benchmark — down 4.7% year-over-year.
➡️ On a seasonally adjusted basis, both home sales and new listings declined month-over-month compared to August.
💡 What does this mean for you?
For Buyers:
Prices remain below last year’s levels, creating opportunities for buyers who are financially prepared to enter the market. With many buyers still waiting for greater economic certainty, there may be room to negotiate — but the right properties can still attract competition.
For Sellers:
With new listings declining faster than sales year-over-year, strategic positioning remains essential. Accurate pricing, strong presentation, and effective marketing can make a significant difference when it comes to attracting serious buyers in today’s market.
