Surrey, Metro Vancouver Condo Market Shows Resilience Amid Changes
Recent developments in Surrey's condo market highlight the complexities buyers and investors are navigating across Metro Vancouver. We’re seeing a 24-storey project with 167 units stalled at the 6th floor following foreclosure, while a separate 500-unit site is now up for court-ordered sale due to weak presales and rising unsold inventory. These shifts underline how high construction costs and changing demand are shaping our region’s landscape. At the same time, rental developments continue to expand in response to evolving needs. Having guided many clients through similar market transitions—particularly in Vancouver’s West Side and UBC neighborhoods—I know firsthand how crucial it is to stay informed and approach opportunities with clarity and strategy. My focus remains on helping clients make confident decisions, whether considering new homes or investment properties in today’s market.

Vancouver and Toronto Offer New Opportunities for Homebuyers
It’s no secret that Vancouver and Toronto real estate have been through some dramatic changes. In Toronto, home prices have fallen 11% over the past year—the sharpest decline among 23 major cities—and are now nearly 30% below their peak. Vancouver is seeing a similar story, with a 10% annual drop and prices down 20% since 2022. These shifts are being driven by higher interest rates, the foreign-buyer ban, and increased supply—and further softening may be on the horizon.

As someone who has worked through many market cycles here in Vancouver, I know how important it is for buyers and sellers to have reliable, local insight when navigating uncertain times. In communities like UBC and Vancouver’s West Side, every neighbourhood responds a little differently to these broader trends, and a tailored approach is key to making confident decisions. Staying informed and strategic has never mattered more.

Mortgage Rates Face a New Reality
As we continue to navigate Vancouver’s ever-evolving housing landscape, it’s clear that mortgage rates are entering a new phase. Elevated borrowing costs are still front and centre, putting pressure on affordability for many families and investors alike. While potential rate relief could bring welcome changes, its true impact will depend on how inflation, economic trends, and the Bank of Canada’s decisions play out in the coming months.

In my experience working across Vancouver’s West Side and UBC, I’m seeing buyers approach the market with extra caution, carefully weighing their options as higher financing costs shape purchasing power and refinancing strategies. The key right now is to plan around current lending conditions, rather than simply hoping for rate drops down the line. With the right guidance and a clear-eyed view of the market, you can make confident decisions—no matter how the rate environment shifts.

Canadian Home Sales Slide 6.9% Yearly
Market shifts are always worth watching closely—especially when it comes to interpreting recent trends in Canadian real estate. In mid-Q3, national home sales slipped about 1% month-over-month and nearly 7% year-over-year, reminding us how economic uncertainty and higher mortgage costs can shape buyer and seller decisions. While Canada’s price index held steady compared to the previous month, it was down roughly 3% from last year. Notably, newly listed properties rebounded by about 3% following three consecutive months of declines, offering a bit more choice for those navigating the market.

The sales-to-new listings ratio eased further to around 49%, down from 51% earlier in the quarter, and now sits well below the long-term average of 55%. This suggests a shift in market dynamics that I’ve been noticing here in Vancouver as well, particularly in sought-after neighbourhoods like the UBC area. Economists point to rising inflation risks and concerns about recent economic growth, with higher bond yields pushing fixed mortgage rates higher. At that time, market expectations reflected a 60% chance of an early Q4 rate hike, and more than a full percentage point of tightening anticipated by 2027.

With over 13 years navigating Vancouver’s real estate landscape, I continue to monitor these developments closely so my clients can make informed decisions—whether buying, selling, or simply staying updated on what’s shaping our local market.

In Vancouver, Square Footage Isn't the Only Kind of Space
In Vancouver real estate, the idea of 'space' is truly unique. While in many cities, extra square footage often translates to a larger yard, here it can mean something entirely different—like waking up to sweeping mountain or water views. One of the remarkable things about Vancouver, especially on the West Side and near UBC, is how so much of our housing is within easy reach of both the coastline and the North Shore mountains. It’s not uncommon for residents to enjoy those dramatic peaks right from their window or a short walk down the street, particularly on a crisp September morning. For many clients I work with, the decision isn’t just about the number of bedrooms or total square footage, but about what kind of daily experience they want—would you consider exchanging more indoor space for the privilege of living with those iconic Vancouver views? As someone who helps families and investors navigate these choices every day, I know just how personal and meaningful that decision can be.
