BC homebuilding is up 10%, but fewer new detached homes are being built. 🏗️
CMHC’s September housing starts (6-month trend):
• BC: 41,959 units, up 10%
• Metro Vancouver: 25,948, up 6%
• Abbotsford–Mission: 1,645, up 7%
Most new supply is condos, townhomes and rentals. Detached starts are down 6% in Vancouver and 16% in Abbotsford–Mission.
What it means: detached homes and land with redevelopment potential could get harder to find.

Inflation rose to 3.1% in September ⛽ and gas prices are the reason.

📈 Gas: +27.8% from last year
🛒 Groceries: +1.7%, the smallest increase since May 2024
🏠 Shelter costs: +1.8%

Without gas, inflation is 2.2%, close to the Bank of Canada’s 2% target. All eyes are now on the Oct 28 rate decision.

Homes got cheaper in September 📉 so why aren’t buyers buying? 🤔

Canada’s home sales fell 7.7% from last year, and the benchmark price is down 3.4%. BC now has 7 months of inventory, the most of any province measured. That means more choice and more negotiating power for buyers 🏡

The catch is that higher mortgage rates are cancelling out lower prices. Before you decide, look at your monthly payment, not just the price tag.
