Housing Market Steady as We Head into Spring Market

We wrapped up the month of March with 2,032 sales, which was on par with 2025. We had a total inventory of 14,774 listings by the last day of March. In other words, there are just over 7 months worth of inventory currently for sale. Interestingly, this figure varies a lot depending on the location. For example, Brighouse Richmond currently has ~11 months of inventory, and Yaletown Vancouver has ~6 months worth of inventory. Almost half the amount!


What about home prices? We are seeing an overall downward pressure on home value, but that pressure seems to be easing up. Compared to March 2025, home prices came down by 6.8% as per the MLS Home Price Index. However, prices only came down by 0.4% from February to March. This is unsurprising, as the inventory continues to shrink, more home buyers are committing to their purchase decisions before the mortgage interest rates continue to climb up even more.


Looking closer at the sale numbers, attached homes are outperforming apartments and single family detached homes. These include townhouses, duplexes, and the multi-plexes that we see popping up all over the cities. The overall sales-to-active listings ratio for March 2026 is 14.2 per cent. By property type, the ratio is 17.2 per cent for attached, 15.7 per cent for apartments, and 11 per cent for detached homes.


As the home supply on the market continue to be absorbed at the current rate, along with the buyer incentives such as the GST New Housing Rebate for first-time homebuyers and the advantageous interest rate, expect the housing market to do well in the spring market this year!
