The Vancouver detached market looks nothing like the peak — and most buyers still haven't caught up to that reality.

At the 2022 high, multiple offers landed in days. Subjects were waived before buyers even stepped inside. That era is over. Detached benchmark prices across Metro Vancouver are still measurably below their 2022 highs, and days on market have stretched well beyond what we saw during the frenzy years.
