You can still sell. You just can’t price it like 2021.

Right strategy, tight price. That’s what’s working.

Oh, and be willing to adjust, always.

Video from last week, haven’t had time to post it, anyways.. Prices have come down. If you’re sitting on cash and you’ve been waiting, it’s an easier time to look.

Not every listing is a deal but the ones that fit, are easier to get to than they were a couple years ago.

Vancouver’s West End, where Stanley Park’s nature meets downtown Vancouver.

This location is unbeatable for access to natural beauty, yet still close to the energetic nightlife of Denman Street.

Properties like this rarely come on the market, and for good reason. People in this area often live the good life for 20, 30 or 40+ years without moving away. The lifestyle is just too good.

This special property however, is ready for its next owner.

February’s Metro Vancouver market showed more inventory, slower sales, and fairly steady pricing.

For buyers, that means more choice.

For sellers, it means pricing and presentation really matter right now.

December Vancouver real estate market update (Downtown Vancouver + West End + English Bay):

More selection, calmer pace, and the Bank of Canada held rates which is good news for planning ahead into 2026.

• Sales-to-Active Listings: 12.6% (balanced/soft)
• Prices: -0.3% MoM (mostly sideways)
• Active listings: 15,149 (plenty to choose from & above 10 year average)

Buyers: you’ve got time for due diligence & negotiation.

Sellers: sharp pricing & great presentation still win.

Merry Christmas & Happy Holidays everyone!

Went and checked out the where we had a chance to listen to talk about their business, life, investments, and future projects.

Some key takeaways from Bryan’s & Sarah’s talk:

✅ Lack of housing supply is a major factor driving prices up. In some jurisdictions in the US, building permits are issued within days, not years.

✅ For most homeowners, or future homeowners, “going green” isn’t always about saving the planet. Decision making for most people is financially motivated. So build a more efficient home to rescue operating costs, especially with where energy prices are going to go in the future.

✅ When renovating a home or investment property, consider putting the money into the things that will be impossible to upgrade or replace later on. These are the deep seated value items that produce long term quality products. Think: wall insulation, proper exterior drainage, sound dampening products between floors, or triple glazed windows.

We will be back next year for more!
