Need an air conditioner in your unit? If electricity is covered in your rent, then your landlord can now charge a Seasonal Rent Increase to cover the cost of running a window or portable air conditioner.

☀️ Renting in Toronto? RentSafeTO buildings may now be required to provide tenants with access to a cooled indoor amenity space during the summer months.

An amenity space is a shared recreation or social space for residents. Hallways, lobbies and laundry rooms are not considered amenity spaces.

For buildings without an existing indoor amenity space, owners must continue posting information about the nearest publicly accessible air-conditioned location.

I am so happy for my client who was successful in proving that the landlord gave an illegal N12, a notice for landlord’s own use, but leased the unit at a higher rent instead. If your landlord gives you such a notice or asks you to sign something, seek legal help immediately.
