Dovercourt Village real estate: a detached house for just over $1 million caught my attention in September 2026.

A semi sold 23% above asking that same month. Here’s the context behind the two headlines.

The three reported freehold sales:
• Delaware Avenue North: $1,000,426 in 5 days. Detached, 4+1 bedrooms, no parking.
• Ossington Avenue: $1,195,000 in 13 days. Three vacant units, sold as-is, at full asking.
• Gladstone Avenue: $1,350,000 in 6 days. Three kitchens, three parking spaces, and a scheduled offer night.
Gladstone sold 22.8% above its $1,099,000 asking price. To judge value, compare the final price with similar properties and account for condition, layout, lot and parking.

All three sold at asking or better. This is a three-sale snapshot of Dovercourt Village’s freehold market in Toronto’s west end.

Buying or selling locally? Let’s look at the numbers relevant to your home.

Same neighbourhood. Two completely different markets.

Bloordale Village recorded just four sales in September 2026: two condos and two freehold homes.

The condos sold around $700 per square foot. One took 78 days. The other sold below asking after 85 cumulative days.

Meanwhile, both freeholds attracted competition—selling approximately 10% and 30% over asking.

This wasn’t a hot market. It was a supply story: heavier condo inventory and far fewer good freehold homes.

Today, on the National Day for Truth and Reconciliation, we take time to listen, learn and reflect.

We honour the survivors of residential schools, remember the children who never returned home, and recognize the lasting impact on Indigenous families and communities.

Toronto has too many condos right now.

The part nobody is talking about? We may not be building enough for what comes next.

Rental completions are surging, condo construction is falling and new GTHA launches have virtually stopped. Today’s problem is absorption. A few years from now, it may be supply.

I’m not declaring the bottom—and not every condo is a deal. But buyers have negotiating leverage now. By the time the shortage is obvious, they probably won’t.

Downsize the maintenance, not the lifestyle. This exceptionally spacious 2+1-bedroom, 2-bath suite at The Courtyards of Concorde offers the comfort and proportions of a home with the ease of condominium living.

A rare, thoughtfully separated layout unfolds from a proper foyer to an elegant living room with fireplace and built-ins, formal dining room sized for family dinners, and bright eat-in kitchen wrapped in windows.

Expansive glazing across much of the suite frames leafy ravine and treetop views, creating a calm, private outlook that feels wonderfully removed from the city. The showpiece is the enormous, mostly covered terrace-a genuine outdoor living room with space to dine, garden, entertain or simply enjoy morning coffee above the greenery.

Stop and smell the roses on Mont-rose! Befitting open for one of the more stunning cornor lot gardens on the street.

Some homes ask you to fit your life into their floor plan. 146 Montrose gives you choices. Built in 1982-decades newer than many surrounding century homes-this substantial brick duplex combines solid construction, generous rooms and the flexibility to evolve as life changes.
