Things buyers never notice at showings… Everyone notices the marble countertops and the professional staging.

But the things that actually matter are usually much less obvious.

Here’s a few thing I pay attention to when I walk through a house:

• Doors that stick or don’t close properly
• Floors that slope
• Strange smells covered up with candles
• Fresh paint in just one area
• Lack of storage
• Renovations that look good in photos but feel cheap in person
• Street noise with the windows open
• Layouts that don’t actually make sense for everyday living

A well-staged home can distract people really quickly…

The best thing you can do at a showing is slow down and look past the finishes.

That’s usually where the real story is.

Your home isn’t a credit card… but more Canadians are starting to treat it like one. According to Stats Canada, last year HELOC debt in Canada climbed to $180 BILLION.

That’s a lot of homeowners tapping into their equity and often for more than just big, strategic expenses.

And yes, a HELOC can be a powerful financial tool.

But here’s the part people don’t talk about..
It can also quietly turn into long-term, high-risk debt.

The difference comes down to one thing:
Strategy vs. lifestyle.

Using your equity to:
✔️ Renovate and add value
✔️ Consolidate higher-interest debt
✔️ Invest intentionally

…very different from using it to fund day-to-day spending.

in higher-rate environment, that “easy access” money doesn’t feel so easy anymore.

🚨The $130,000 Rebate Everyone’s Talking About

You’ve probably heard about the $130,000 HST rebate on new homes under $1M…

Right now, that $130,000 rebate is NOT fully law yet. Ontario’s portion (up to $80K) = announced, not passed. Federal portion (5% GST) = still needs approval. So if you’re buying and counting on that full $130,000… it might not be there on closing.

We’re already seeing homes priced as if the rebate is guaranteed.. and that’s where buyers can get caught off guard.

👀 Realtor’s Take:
Don’t base your offer or budget on the $130,000 rebate unless it’s fully confirmed. Always check with a real estate lawyer before signing.
