Open houses.
A lot of people think they’re the secret to selling a home fast.
I don’t.
I think open houses are often a better way for agents to market themselves than they are to actually sell your home.
That might be an unpopular opinion in real estate… but it’s what I’ve seen over the years.
Do open houses sometimes make sense?
Absolutely.
Depending on the property, the strategy, and your schedule, there are situations where they can help.
But I don’t believe every home needs an open house to sell successfully.
Most serious buyers today are already searching online, booking private showings, reviewing photos, videos, floor plans, and deciding quickly if a home fits what they’re looking for.
That’s why I focus more on:
• strong digital marketing
• great photos and video
• targeted exposure
• proper pricing and strategy
• qualified private showings
Sometimes I even prefer open houses by appointment only.
At the end of the day, every property is different.
The strategy should fit the home and your situation… not just follow what everyone else is doing.
