Parlons immobilier !

Au cours de ces 3 derniers mois, les ventes de maisons détachées ont progressé tant par rapport à l'année dernière que mois après mois: 574 transactions en mars, suivies de 770 en avril et 846 en mai 2026.
Beaucoup d'acheteurs ont décidé de quitter leur position attentiste pour s'engager dans une offre d'achat, soucieux de profiter de leur position avantageuse de négociation, de prix plus attractifs, et ceci dans un contexte de maintien du taux directeur de la Banque du Canada.

Au 31 mai 2026, il y avait 2 768 propriétés à vendre à Toronto, ce qui ramené au rythme de vente actuel, constitue un inventaire de 3,3 mois. On constate que cet inventaire se maintient à un niveau stable depuis mars 2026, en nette régression par rapport à janvier 2026 (on était presque à 6 mois de stock).

Alors qu'il s'écoulait en janvier 37 jours en moyenne entre la mise sur le marché d'un bien et l'enregistrement d'une offre d'achat, le délai de vente s'est considérablement raccourci pour s'établir à 21 jours, signe que le marché a repris de la vitalité.

En moyenne, les maisons se vendent à peu près au niveau du prix affiché. Toute moyenne, vous le savez, cache des disparités: on continue à voir dans certains quartiers très prisés des offres multiples et des surenchères.

Si les prix moyens des maisons détachées se sont maintenus, ils restent bien en retrait par rapport à l'année dernière: - 6,4% entre mars 2025 et mars 2026, - 1,9% entre avril 2025 et avril 2026, - 6,3% entre mai 2025 et mai 2026.
Le Home Price Index, qui mesure de façon plus efficace l'évolution des prix immobiliers, monte la même tendance sur un an: - 8,1% (mars 2025/mars 2026), - 5,5% (avril 2025/avril 2026), et - 5,6% (mai 2025/mai 2026).

Pour que les prix repartent à la hausse, il faudrait une forte contraction de l'offre de biens, ce qui semble peu probable à ce jour.

Hier, la Banque du Canada a annoncé le maintien de son taux directeur à 2,25%, en raison de la situation économique du Canada (en récession) et des incertitudes liées à l'environnement mondial.
