On the eve of the New Year, I'd like to continue a tradition and share my reflections on the year that was 2023!
It was a year that took me on an interesting journey. A twisting path that brought with it the hope for some certainty, was met with some challenges, included the "opening of a door", and resulted in landing an amazing opportunity. One that brought a long-time goal into actualization.
As with every year, lessons were learned and I chose to face things head-on. Striving to evolve and further my growth, both personally and professionally, through this thing called LIFE.
I won't say that mistakes were made, for without the missteps, the path to the answers would not be discovered.
I've met incredible people along the way. Predominantly these past few months. I'm grateful to everyone for being a part of MY 2023. For some, you've shared in the years that passed before. For you, and others, it will be the years yet to come, and I look forward to it all!
I'm excited to see what 2024 holds! Each New Year carries with it renewed hope, opportunities to make more dreams come true, and endless possibilities to be of service, be they small or large, in the lives of others.
I wish for you all, all that you wish for!

Another lovely afternoon, this time at our Glen Abbey office enjoying a Holiday Potluck Lunch.

Fantastic group of amazing agents and admin staff. Not to mention so many yummy dishes! Thanks to everyone for their delightful contributions.

Have YOU thought you'd like to "break up" with your Landlord? Read on! The odds may well be in YOUR favour!
I have clients who were new to Canada in 2017. Their first home in Toronto was a lease.
After 2 years they called me looking for another lease. This time something a little bigger.
We got underway, and during our first showing, talked about buying. She was unsure, he was a yay.
I'm a BIG believer in gathering information. Even if you're not going to use it for a while.
I referred them to a mortgage broker to learn their financial position and then decide their best direction.
One week and a few chats later, they were both yay's!
We found a super-cool condo conversion, and they bought it.
That isn't where their story ends!
Another 2 years later, they called me ready to upsize.
Plan 1, get a freehold home, turning their condo into an investment.
Plan 2, buy a 2nd condo, lease it, and keep living where they were.
Because selling wasn't an option, their down payment wasn't at 20%.
In the mortgage world, without a 20% minimum, you CAN NOT pay more than $999,999.99
The year was 2021, and the market was ridiculously competitive.
After several offers, they kept missing out to buyers who could spend 1M +.
That turned our focus to Plan 2.
We found them a groovy condo in a great location. Right after it closed, we put it on the market for lease AND secured a fantastic tenant in 1 day!
Their story is a perfect case study for a plethora of reasons.

Over the years, people have asked me why I switched careers.
Here's my story on Why Real Estate & Why the Timing!
At least once every year I do an introspective deep-dive into my life.
I ask myself what works and what doesn't. For "what doesn't", I question what is in my control to change. I evaluate the goals I've achieved and those I've set. For the latter, I assess what it's going to take to make them happen.
Over 10 years ago, I concluded to achieve my goals, I needed to change my career.
Now you have the timing. Here's the "why real estate."
Getting into real estate first hit my radar when I returned home after university. Though the seed was planted, it was a windy road before I jumped in.
Fast forward, the seed was planted AGAIN, with a more significant impact.
Around 12 years ago, I was in a relationship with a real estate investor. That brought real estate into my world daily.
During that time, I learned a lot. And boy-oh-boy, did I ever see a lot of properties.
As happens in relationships, my opinion was sought-out. And because my understanding and knowledge were ever-increasing, my advice grew more detailed and well-received.
The other important thing that happened, I discovered I had a passion for it.
When you add that I enjoy helping others ... the idea of being a part of something bigger than myself ... and the feelings of satisfaction that come with it.
Well, all the ingredients were there, and the answer became abundantly clear.
Real estate was going to be my new career! Since getting my license, I haven't looked back.

Are decisions ONLY right or wrong? Or is it that they put us on one path versus another?
For me, it's the latter.
I'll explain what I mean.
My clients REALLY needed to upsize after their daughter was born. They had a clear vision of their non-negotiables, nice-to-haves, and absolute no's for their next home. Their ultimate goal was to get a 20+ year dream home.
And we did!
Their decision factored in all the knowledge they had at the time.
Life had something new in store.
Not long after closing, she received a promotion. It meant a return to the office with less flexibility to work from home. He ended up with a great deal more travel. They soon realized the location wasn't working.
Fast forward almost a year, and they faced having to make a new decision. One that potentially meant selling their 20+ year dream home.
Not an easy decision to make by any means.
They had concerns.
Will we recoup what we spent in such a short timeframe? Should we ride it out another year? What if something else changes? What if we make the WRONG decision (in their minds, again)?
We hashed everything out.
I shared my belief. It's not about making a RIGHT or WRONG choice. It's about making the BEST choice based on what we know AT the time
Their decision was to sell. And we did it with every confidence it was their best choice.

Those were my Dad's words to me at a very young age.
He'd asked if I knew anything about a scratch in their new dining table. He expressed how hard he and Mom worked to have nice things. And to provide for our family.
There was something about his demeanour that day. He wasn't angry, but he was emphatic.
I understood he needed me to grasp the depth of what he was saying.
It was like time stood still. I listened, barely breathing, watching his every gesture.
At that moment I learned a lifelong lesson.
I carry those words in EVERYTHING I do. I understood then, as I do now, the inherent value of bold transparency & truth.

Here's what I believe is the MOST important part of my job.
TRANSPARENCY! ... giving honest advice whether good or bad!
Seriously. I do it all the time.
In fact, I find myself talking people out of properties WAY more often than into them.
Looking for a house is more of a marathon than a sprint.
You'll see places, and they get sold. Or you're up against competing offers. Or you simply haven't landed on a house you want yet.
It may seem tempting to submit a big offer to get it done if you're in multiples. Or tempting to sideline for a while.
Neither is the way to go.
My clients come to me to help them make smart, educated decisions. To keep them focused, encouraged, and determined.
For the first one, I'm not willing to let clients overpay.
The property may not appraise. From an investment standpoint, it may not appreciate as much over time, even if the market is escalating. Worse still, what if the market declines?
I've seen people overpay for houses by hundreds of thousands of dollars. I STRONGLY protest against this.
For the second, sidelining or taking a break ... that's like playing the same slot machine for hours and then stopping. We've all heard the stories. As soon as you walk away, the machine pays out.
I've experienced this time and time again in real estate. Clients that wanted to walk away. Frustration had set in. Lo and behold within days, they not only found THE house, but they also GOT IT!
I want you to feel good once you're in your new home.
Not resentful that you overpaid. Or that you settled for something that was less than what you wanted. Or the icky feelings we experience from the dissatisfaction of giving up.
My philosophy, we're in it to win it!

Are you a minimalist, or is maximalism your vibe?
I'm a minimalist through and through. My home, my style, you name it!
I've always been this way. More so as the years pass.
I don't see one or the other as being right or wrong. It's a personal thing.
I can go into any maximalist place and appreciate the ambience it creates. But I couldn't live with it 24/7.
Sometimes I wish I could. When it's done right, it's exceptional.
I associate minimalism with calm. That's what keeps me in the minimalist wheelhouse. Particularly in my home. It's all about creating a peaceful environment.
I do it with colour, using only neutrals. For things like wall paint, furniture fabric, and the few accessories I have.
Tone-on-tone would be a good description of my home and my style. Though, I admit to owning a piece of art that contradicts this. A few items of clothing as well. Perhaps we all need the odd thing that stands out from the rest.
Overall my guests really like my place. It’s not uncommon for them to remark that they wish theirs was more minimal.
There isn't much to look at or ignite the senses. But it sure works for me.
It's my sanctuary. The ultimate space for focus and clarity. Nothing to overwhelm or distract me.
A little side note to this. When we stage a home, we definitely lean more toward minimalism. Why? It’s the best way for potential buyers to envision themselves in the space!
