Stat Alert🚨
Sept stats are out!
Average sale prices are back above $1M! We’re at $1,006,409, up around $13k from August, but still down 5.1% compared to September of 2025. Number of transactions were almost identical to last month, with 5,040 homes sold, but down 9% compared to last year. So although fall is normally one of our busiest times of the year, we haven’t seen that pickup in buyers pulling the trigger just yet!
New listings are down by 14.4% compared to last September, and total active listings are down by 9.3%. There are fewer homes for buyers to choose from compared to last year, but we still have over 26,000 listings on the market. Less inventory doesn’t automatically mean prices are going to start rising! We also need buyers to feel confident enough to buy, and uncertainty around jobs, inflation and borrowing costs is still keeping some people on the sidelines.
In my August post, I said we might see prices dip slightly or hold relatively flat. So far, September looks pretty consistent with that. The average price is slightly up from last month, but that could also be affected by the mix of homes that sold. TRREB’s benchmark price, which helps account for differences in the homes being sold, is still down 4.7% compared to last year, and edged lower from August after adjusting for seasonal patterns. In MY opinion, this isn’t enough to say the market is recovering just yet.
For sellers, pricing properly is still important! Homes that sold spent an average of 51 days on the market when you include relistings. Those homes in sought after areas/ move in ready/ unique may still attract more attention, but sellers should be prepared to stay patient and realistic.
And buyers, keep hunting! There are still options out there, and opportunities to negotiate depending on the home and how motivated the seller is. If you’re buying AND selling, look at the difference between the two prices. You might sell for less than you hoped, but you may also be able to buy your next home for less!
Stay tuned for the activity in September and I hope you all had a great summer!
