Toronto Housing Market Update - February (416 & GTA)

February data from Toronto’s 416 area continues to show a choppy and uneven housing market, with prices still adjusting and demand remaining selective.

Average Prices (416):
• Detached: $1.57M (-11.4% YoY)
• Condo: $664K (-8.1% YoY)

Across the GTA overall, the broader market remains soft:
• Average price: -7.1% YoY
• Sales: -6.3% YoY

The result is a market that continues to grind through a slow adjustment phase, with buyers remaining cautious and demand uneven across property types. Entry-level inventory, particularly downtown condos, is an area we are watching closely as RTO ramps up and affordability pressures continue to shape buyer behaviour back to good downtown condos.

Recent Price Moves (Toronto 416):
• Condos
MoM: +5.1%
From peak: -20.1%

• Detached
MoM: +1.7%
From peak: -24.4%

While both segments remain below peak levels, condos posted the stronger month-to-month rebound and continue to show greater resilience relative to their peak, reflecting continued demand for more affordable entry points into the Toronto market.

From Peak:

Toronto condos are -16% off peak, while Toronto detached are down more at -22%.

Hamilton detached houses down deeper at -24.5%, some ill-timed October overbuying(fall market moves) kept it from sliding further. TO detached is a major concern now, & Hamilton’s detached 📉chop isn’t done yet as we roll into the slower Winter markets.

Hamilton’s Cornerstone/RAHB data shows sales down -17.3% and average prices off -4.5% YoY. Inventory, Months of Supply, and Days on Market are all climbing, clear signs we’re shifting into a buyer’s market.

This gives buyers the leverage to push back on inflated prices, especially in overheated segments.

Caution the region specific “balanced market” talk, the second leg down appears imminent as we roll off the brief sales push of the Fall Market and move into the slower Winter market. Be careful!

📉 October Market Stats Are In and They’re Not Pretty.

According to TRREB, the GTA continues to show weakness:
• Average price down -7.2% YoY
• Sales down -9.5% YoY

Detached homes took a big hit down -9.1% in the 416 YoY, and down -4% MoM, while condos slipped a more modest -2.7% YoY and are up +3% MoM.

What’s more concerning is the longer trend.

Since the market peak 416:
🏠 Detached homes are now -22%
🏙️ Condos are -16%

That gap widened significantly per October now at a 6pt margin. Detached is clearly under heavier pressure, and each month the spread has typically been Detached down more off Peak. Interest, right.🧐
