When a lifelong friend of mine contacted me to explain that he wanted a local agent to help him lease two rental units in his triplex in the Blue Mountains I had replied... "I wouldn't trust you to anyone else but me."

Leasing a property these days mainly involves protecting the landlord as best as possible at the time of due diligence. Saying no repeatedly to the wrong prospects is more important than saying yes to the right one. The way tenancy laws favor tenants it is critical to have an experienced agent preside over this process. Which is why I knew that I had to make myself available to help my friend. So after seeing another client and friend in Innisfil I drove up to the stunning Blue Mountains area took the listings, measured them and took photos and videos myself and made sure to dip my foot in Georgian Bay for good measure.

A short while later I worked with a lovely local agent to lease one of the units and then I helped the landlord with a tenant directly for the other unit. This tenant takes care of a dog named BUNKER and the dog has a job at a golf course....what more can I say? This gig is full of surprises :)

Episode 141 of Wednesday Wisdom - SAYING NO IS GOOD!

My friend Carol once said she saw an article about how agents help you to say yes to a house but she liked my workmanship because I would explain which house NOT to buy.

The same principle applies to sellers. Knowing when to say NO to an offer is very important in this market. There are a lot of predatory offers from Buyers out there and it is critical not to commit to "dead end" offers that will cost you time on the market to buyers who may be qualified and ready to go.

Of course you don't just say no. There's a way to deny an offer that keeps the wheel turning on a negotiation.
