Starting July 1, 2026: The window to request a review of an LTB order drops from 30 days to 15 days. Miss it, and you may lose your shot entirely.
Starting Sept 21, 2026: The N4 notice period gets cut in half — from 14 days down to 7 days. Faster timelines mean you need to move faster, too.
Also, on Sept 21, N12 rules are shifting. You may not have to pay 1 month’s compensation if you meet all 3 new conditions. Miss one condition, and the rules change on you.

Landlords: not all lease clauses are enforceable.
Just because it’s written in your lease doesn’t mean it holds up at the LTB.
If a clause goes against the Residential Tenancies Act, it is automatically void.
That means:
• You cannot create your own rules outside the law
• You cannot “contract out” of tenant rights
• The Board will ignore clauses that conflict with the legislation
We see this all the time. Landlords rely on clauses they think protect them, only to find out at the hearing they don’t.
The key is not just having a lease.
It’s having the right lease.
