📢 Bill C-4 Has Received Royal Assent — What It Means for New Home Buyers in Ontario

The federal government has officially passed Bill C 4, bringing a major tax break for first-time home buyers purchasing newly built homes.

This new Bill eliminates the Goods and Services Tax (GST) for first-time home buyers on new homes up to $1 million and reduces the GST for first-time home buyers on new homes between $1 million and $1.5 million.

⚠️ Key Conditions To qualify:

✔ Must be a first-time home buyer
✔ Must be a Canadian Citizen or Permanent Resident and over the age of 18
✔ Must be buying a newly built or substantially renovated home
✔ Property must be your primary residence
✔ Any applicable agreement must be entered into after 26 May 2025, but before 2031.
✔ Construction of the home must begin before 2036.
✔ Transfer of ownership to the purchaser must be done prior to 2036.

Good News

• On February 26, 2026 the Bill to eliminate GST passed third reading in Senate.

• The bill is now back to the House of Commons for consideration of Senate amendments before Royal Assent is received making this Law.

🟡 Proposed Change (NOT law yet)
The federal government has introduced legislation that would:

• Eliminate the 5% GST for qualifying buyers
• Provide up to $50,000 federal rebate
• Full rebate on homes up to $1M
• Partial rebate from $1M–$1.5M

🟡 Who This Applies to

• First Time Home Buyers who will use the home as their primary residence
• Agreements for New Build Homes entered into after March 19, 2025
• Construction must begin prior to 2031
• Home must be substantially completed before 2036.

What is Probate in Ontario — and when is it required? 🤔📄

Probate is the legal process where the Ontario court confirms that a will is valid and that the executor has the authority to manage the estate.

Once approved, the court issues a Certificate of Appointment of Estate Trustee.

Probate is usually required when:
• The deceased owned real estate in their name alone
• Financial institutions ask for it before releasing funds
• There are significant assets without a named beneficiary

Probate may NOT be needed when:
• Assets are jointly owned (like a home with a spouse, joint bank accounts)
• Accounts have named beneficiaries (RRSPs, TFSAs, insurance)
• The estate is small and institutions or insurance companies waive the requirement

Why it matters: probate can affect timelines, costs, and estate administration, so understanding when it applies can save stress and money.

📢 Important Update for New Home Buyers Buying New Build Freehold Properties! 🏡
Starting July 1, 2025, Tarion is implementing new rules in attempt to better protect purchasers and combat illegal vendor/builder activity.

🛡️ What’s Changing?
If you are buying a new freehold home, you must now register your Agreement of Purchase and Sale (APS) on the Tarion portal within 45 days of signing.

✅ Why It Matters:
Registering on time ensures you are eligible for the maximum deposit protection available under Tarion.

⚠️ Missed the Deadline?
If you do not register—or register after 45 days of signing the APS—you may still qualify for coverage, but you will not be provided full coverage.

💡 Tip: Protect your investment—mark your calendar and register ASAP after signing your APS!

This change is new and still in progress.
