The April TRREB market update points to a spring market that's gaining momentum across the GTA.
Sales were up 7% compared to April 2025, while new listings declined 9.3% year-over-year — meaning more buyers are competing for fewer homes. On a month-over-month basis, sales grew at a faster rate than new listings, hinting at increased competition in some neighbourhoods.
Pricing remained softer year-over-year, with the average selling price coming in at $1,051,969 — down 4.9% from April 2025. That said, prices edged up month-over-month from March, a signal worth watching as we move deeper into spring.
For buyers who've been waiting on the sidelines, conditions remain relatively affordable — but the window may be narrowing if listings stay tight and sales continue to climb through the rest of 2026.
