Since January, values have risen by $96,411, while sales activity strengthened to its most active monthly pace since October 2024, reflecting sustained depth in buyer demand.

Across local markets, conditions remained varied, with supply trends playing a defining role. Toronto Central recorded 3,241 new listings, down 21.4% year over year, while Oakville saw inventory decline by 14.7%. In Mississauga, sales activity increased 11.8% compared to last year, while Burlington recorded a 13.6% decrease in new listings year over year.

Market conditions continue to reflect elevated supply, with 26,927 active listings recorded across the GTA alongside 6,583 sales in May. Inventory remains above long-term norms and continues to shape a more balanced environment across the region.

• Detached homes averaged $1,358,131, with 12,255 listings and 3,236 sales.

• Semi-detached homes averaged $1,067,672, with 1,452 listings and 608 sales.

• Townhomes averaged $916,474, with 1,991 listings and 663 sales.
