MARCH CREATED OPPORTUNITY, it brought a notable shift in momentum as we moved into the spring market.
Sales saw an uptick year-over-year, signalling that more buyers are stepping back in, likely motivated by improved affordability and more stable pricing.
At the same time, new listings declined significantly, tightening overall supply.

SO WHAT DOES THIS MEAN?
We’re starting to see demand build while inventory shrinks—a subtle but important shift. Buyers have continued to benefit from negotiating power, but that window may be narrowing.

What’s really happening in the Toronto 416 market right now?
February brought a shift in Toronto’s real estate market. While sales were down slightly year-over-year, new listings declined even more, tightening overall market conditions across the GTA.
Many buyers are still watching and waiting for prices to stabilize, creating pent-up demand throughout the city. If inventory continues to trend lower heading into the spring market, we could see increased competition among buyers and renewed support for home prices.
The average GTA home price in February was $1,008,968, down year-over-year. With more than 100,000 buyers reportedly on the sidelines, momentum could build later this year as confidence returns.

January saw 3,082 home sales, down 19% from last year, with heavy snowfall likely playing a big role in slowing buyer activity. New listings also dipped 13% to 10,774, as many sellers may have held off because of the harsh winter conditions. Prices continue to soften, with the MLS® HPI down 8% year-over-year and the average sale price down 6.5%. Month-over-month, sales slipped slightly, while listings inched up.
What can we expect in February, time will tell, but activity is likely to pick up a bit as weather improves and the traditional “spring market” starts to thaw out. Buyer interest should slightly recover following the slow January, though overall volume may still lag year-over-year due to affordability pressures and cautious sentiment among some buyers. Many agents expect more listings and stronger showing activity, especially if interest rates stay steady and confidence improves.
