💡 Why Office-to-Residential Conversions Keep Failing

Everyone loves the idea:
🏢 Turn empty offices into condos.
🏘 Fix housing.
🌆 Save downtowns.

But here’s the problem — the math doesn’t work.

🏗️ Floor plates are too deep.
💰 Retrofit costs are sky-high.
📜 Approvals take forever.

You’re not renovating — you’re rebuilding inside an old shell.

Yes, a few conversions will happen (older, well-located buildings).
But most? Too expensive, too complex, too slow.

If we want real housing solutions, policy and design need to catch up to economics.

Not every office can — or should — become a condo.

November 2023 Residential Market Stats✨

November home prices were pretty much flat year-over-year, affected by higher borrowing costs and economic uncertainty.
Decrease in sales (down by 6%) resulted in the average home price decrease of 3.96%.⬇️
Inventory decrease of 15% compared to Octobermber, pushed some buyers into the wait-and-see territory. 👀

As I mentioned earlier,
🔲Buyers need to be ready to take advantage of the lower prices. They need to act now, based on all the rumors of potential rate decreases in 2024. Lower rates = higher prices. They should get their financials in order to avoid finding themself scrambling at the last moment.
🔲Sellers should monitor the market to make the right choice. Unless they have to sell, which won’t be a problem with the right realtor.
🔲Sellers that are planning to up/downsize will need to be extra cautious to make the right decision in this market.

October 2023 Residential Market Stats 🍁

Home prices in October were up year-over-year, despite higher borrowing costs.
Lower inventory, record population growth and strong demand for home ownership resulted in a month-to-month average price stability and a slight increase of 0.58%.

Inventory increase of 3.27% compared to Spetember, allowed Buyers to take time to chose the right place.👌

As I mentioned earlier, I don't expect any major changes in prices until the end of the year unless the BoC decides to increase the rate again.✨

🔲I suggest Buyers get ready to act quickly to take advantage of higher number of listings and lower prices. They should also get their financials in order to avoid finding themself scrambling at the last moment.
🔲Sellers should monitor the market to make the right choice. 👀Unless they have to sell, which won’t be a problem with the right realtor. Sellers that are planning to up/downsize will need to be extra cautious to take advantage of the market.

🍁September 2023 Residential Market Stats🍁

Average home prices in September, despite higher inventory and higher borrowing costs, were up year-over-year.
Uncertainty about the economic growth and the BoC decision-making resulted in a 7.5% decrease in sales, but lower inventory and strong demand for home ownership resulted in a month-to-month average price increase of 2.35%.
Inventory increased by 27% which resulted in Buyers being able to take their time and shop around.

As I forecasted, the average price was up in September compared to August, which is a normal trend.
I don't expect any major changes in prices until the end of the year unless the BoC decides to increase the rates again.

🔲I suggest Buyers get repaired to act quickly to take advantage of the higher number of listings. They should also get their documents in order to avoid finding themself scrambling at the last moment.
🔲Sellers should monitor the market to make the right choice. Unless they have to sell, which won’t be a problem with the right realtor. Sellers that are planning to up/downsize will need to be extra cautious to take advantage of the market.
