If you own residential property in Toronto, you must submit your Vacant Home Tax (VHT) declaration every year…even if the property is your principal residence.

⏳ Deadline: April 30, 2026
⚠️ Failure to declare may result in your property being deemed vacant, triggering a tax of up to 3% of your property’s Current Value Assessment (CVA).

Key reminders:
• Applies to all Toronto residential property owners
• You must report the occupancy status of your property
• Filing is done online through the City of Toronto portal
• Late filings may be accepted, but penalties can apply

💡 Even if you live in your home, you still need to file.

Over the past week, we’ve seen something rare: all three levels of government aligned on housing!!!

But each is responsible for a different piece of the puzzle:

🔹 Federal Government (Carney):
Funding + Affordability

1. Part of a $28B+ infrastructure framework over 10 years
2. Funding transit, water, and servicing (the foundation needed to build)
3. Introducing tax and affordability measures to ease pressure on households

🔹 Provincial Government (Ford): Policy + Housing Targets

1. Setting mandatory housing targets for municipalities
2. Controlling planning rules and development frameworks
3. Tying infrastructure funding to actual housing delivery

🔹 Municipal Government (Chow / Toronto): Ex*****on on the Ground

Responsible for:
1. Approvals and permits
2. Zoning and density decisions
3. Under pressure to:
- Speed up approvals
- Build near transit
- Revisit development charges (often $100,000+ per unit)

💡 What This Means for Home Buyers

*Short term:
More affordability measures → more purchasing power
But no immediate increase in supply
