Happy Canada Day to all 🥂My absolute favourite part of being a proud Canadian, (natural beauty aside) is the devirsty of so many cultures. The acceptance and relationships between those who maybe enemies in their respective homelands, yet they can be genuine neighbours, friends and most importantly, family here. So, so excited to have finalized a major historical restoration on a massive Mixed Use building in northern Ontario. My clients were the best anyone could ask for; we were an incredible combined team, and I am extremely proud of them! We took this building dated 1881, which was…let’s just say, in a significant state of major disrepair throughout, with a meagre income and zero recoverable expenses. In only 14 short months we legally increased the overall Gross Income by +74.6% and the Effective Gross Net Income by +117.41%! 👈 only happens when you effectively reduce overhead costs through efficiencies. Plus - the building has annual increases on Base Rents and Additional Rents with excellent long term leases. (There is a further Triple Net uplift of 30k on the six remaining res units when turned over at minimum), not to mention over 500k on what was a complicated historical restoration specifically designed for the owners - long term, keep and hold strategic mindset! Moving forward this building is deemed a Sleeper Investment to manage - as all facets of operations are now fully stabilized. (I will be doing podcast shows on this journey to explain all that was done, step by step, to make it what it is today) Congratulations, Natalija and Mona - not only are you incredible people - combined, you are a mind-blowing unstoppable team!

Throughout my career, I’ve said - don’t buy - to my clients 10 fold more than - to buy. It wasn’t an easy thing to do when I was on a commission-based income as a realtor, but I always knew it was always the right thing to do. For those who bought with me - it was always done right from beginning to end! When they’d call wanting to sell - if it wasn’t to scale up, I’d do “everything possible” to help them overcome the present day issues that were making them want to sell. (Again, not in my best interest as a realtor, but knew it was for them.) I’m extremely proud to say, the vast majority of the clients I sold investment related properties to throughout my entire career - still own them today. When bought right, long term keep and hold will be something you’ll never regret. I’m outside of the box - always have been. You can count on the truth when you work with me. It’s simply how I roll. (Thank you Jay for the kind words - long term business relationships is the foundation of my business)

For the many who have never known a major shifting market in their lifetime, it’s totally understandable to think - all shall pass - and what is happening within the economy today will - go back to normal soon enough. Why are the generation of the last 20 years saying that? Because “it’s all they’ve known” up, up, up, small marginal stalls and then up, up and up again! For all my Realtors / Brokers friends - these will be hectic times for you; you’ll be listing like never before for those with less than 20 years in the game. For those Realtors / Brokers who know better, these times will quickly bring back many memories of the early 90s. MOST IMPORTANTLY - “don’t panic” - although it will most likely be recorded that the top peak of the most historical R.E market ever - was most likely February 2022, it is still the absolute best time to get any asset that isn’t your long term keepers on the market soon - but very important to realize - if you list too high now, you’ll experience what we in the industry- used to call “the real estate slide” - meaning - you’ll list way to high and then in short time have to reduce down, likely at minimum to what you should have originally listed at, and then, it won’t be enough and that is where the R.E slide downward begins. So, be smart today, make sure - you list bang on the money or be smart - a tad lower (my recommendation) and get that beautiful, well earned equity you’ve worked so hard for - out - pay down debt and last but not least, although I’ve always been an advocate of variable mortgage rates fundamentally - for all your investment keepers on variables - 10 year fixed - is and will be likely your best bet - don’t do a 5 year fixed (you’ll regret it). (Many) may still think this guy is crazy or outright wrong, trust me - I’m providing sound advice to those who may listen. The time is clearly now, too many extremely unusual factors unfolding all at once, in many ways, like never seen before in history. More Food for Thought 💭 I’m always here to chat - it’s what I do best - it’s is my business to know.

As many who have listened to my podcasts before will know, or are my existing clients. I have been talking at length about this unfolding for quite some time. Important Note - the 41% figure “isn’t” value decreases, but - year over year comparison stats on overall sales. However, as I’ve shared many, many times. If you plan on keeping your investment assets for more than PLUS at minimum 15 years - a major market adjustment won’t affect you (other then mental duress’s - learn to get over that!) however, if there is any thoughts to sell - now is the time to capitalize on all the properties that aren’t your long term keepers. Take the equity from those assets, pay down your debt or improve upon the assets you have (highest best use - capital improvements) then - in time, you’ll be able to capitalize on opportunities never thought of - in time - not now. Food for thought - these are the signs of what is to come. It’s all good, we need a major cleansing for the health of our long term economic strength. Oxymoron right - not!
